Some units updated Landlord is awesome Low to no increases in rent year over year Quiet in back of building Recycling/trash right outside and dealt with consistently Cleaners come often for public areas
Cons:
No doorman so sometimes there are missing packages
Advice to owner:
Keep up the good work!! We’ve lived in your building for 5 years and love it.

Great location, honest and responsive landlord, quiet neighbors. Laundry was just put in to the basement.
Cons:
There are some roaches here. It’s NYC so I’m sure it’s nothing abnormal and an exterminator comes around once a month.

Pros:
Good location for access to shopping and Domino Park. Landlord is gut rehabbing all the units. I love the updates aesthetically but I think he also makes sure they do more than the minimum padding under the wood floors. Helps with noise tremendously. Mostly I want to write this to say that while the landlord is not perfect, he is by far the most fair and honest landlord I have encountered in New York State, and compared to all the landlord I’ve had in Chicago, Miami, and Houston. He addresses problems right away. Honestly tries to help resolve issues. Even paid for his construction guys to go buy an AC unit window brace thing AND install it for me.
Cons:
Most of the people here are very quiet and respectful in the halls. But in the past month or so it has gotten bad. There’s a screamer and a guy who ostensibly makes a point to stomp down the stairwell, but only after 10 pm. There’s two restaurants on either side of this building. Both are great for food but Rabbithole has backyard seating that you can hear in the summer (but I think they close it by 9 or 10), and Simple Cafe I just find annoying because they take up a ridiculous amount of space on the sidewalk. It goes down to single lane of human traffic. That’s annoying while walking the dog and trying to run errands on the weekend. There’s no laundry in the building and the closets are tiny in the units. My bedroom faces out to the one or two foot space between our building and the neighboring building. Those windows look like they’ve never been cleaned on the outside. And no natural light gets in because of that and the proximity of the neighboring building. Lastly, it’s been really stressful with all the construction going on (rehabbing the units). Timing of that with covid and working from home has been a nightmare. It can be so loud some days, but it’s only temporary.
Advice to owner:
Get the construction guys to limit the noise they make to a certain part of the day. Not all day long. And get the super to clean the hallways. And kick out the one or two loud units that are ruining the atmosphere here.
