Not worth it
Former Tenant
Pros:
Close to prime Williamsburg and Domino Park, roof
Cons:
Filthy when we moved in, had to beg for a fresh coat of paint and sealing of the floors/walls so pests could not enter. Old and very small appliances that eat up a ton of electric and run up the bill. Right up against the Williamsburg bridge/JMZ train so it gets very loud. Maintenance management would rather slap a band aid over all inquiries received in an effort to cut corners and shut tenants up instead of actually addressing that the of the apartment is crumbling (faulty vent system, mold in bathrooms, leaky sinks, poor insulation)
Advice to owner:
This apartment could be great if it was properly maintained and cared for, and the management company didn’t try to price gouge for every last possible cent. At the end of the day it’s a very small space for 5 bedrooms with a kitchen big enough for one person

2/10 experience, prime location but not worth it!
Former Tenant
Pros:
Great location (walking distance to most grocery stores & trains), rooftop access. Pets allowed.
Cons:
Management is extremely unreliable. Multiple maintenance issues that were ignored until they were a major problem. Outdated appliances cause electric bill to sometimes exceed 400$+ in summer and winter. Kitchen is not big enough to accommodate 4-5 people even though the unit has a multiple roommate layout (1 drawer & very limited counter & cabinet space, small fridge). Outdated AC unit makes one side of apartment unbearable in the summer, while freezing the other side, and running electric bill up. Hot water constantly runs out in the winter, so bathing times have to be coordinated if living with more than 2 people. There is also mold in bathrooms due to the tile and grout not being properly sealed. Stove had a gas leak that was not tended to in a timely manner even though it was a health and fire hazard. Overall would give this building a 2/10, solely for the convenience of the location & rooftop access, & W/D in unit although it is very old.
Advice to owner:
Update appliances and unit, and deep clean units prior to new tenants moving in. More receptiveness from management to tenant complaints would go a long way.

Mediocre Maintenance
Former Tenant
Pros:
Location is at the bottom of South Williamsburg. Would have been nice pre pandemic, but crime in the neighborhood has gone up. Still it’s very close to Manhattan and Williamsburg Bridge pedestrian walking path. Close to a few cool spots. Best is living near Domino Park.
- Moderate size bedrooms
- Okay shower pressure
- Rooftop
Cons:
I am moving out and so are my neighbors. All of the 4 units in the building have rotated tenants within leases. No one can stand to stay here due to poor maintenance and uncaring management
- Noise from bridge. Shakes apartment building and knocks things off my shelf
- Situated next to the rat’s den underneath the bridge
- Washer and dryers are old and costly. Electric bills are crazy
- Breaking appliances, old appliances
- Maintenance does bare minimum
- No water pressures in sinks, leaky sinks
- Drafty
- AC units don’t reach all of the bedrooms
- One night someone literally cracked the glass on our building door trying to escape a violent assault at 2am
- The bedrooms doors are made of the lightest plywood you can find and have no noise insulation and get stuck in their frames. I got splinters from it
- Kitchen is way to small for the amount of people who tend to live here. We have one drawer in kitchen. No counter space. Could buy a kitchen cart but it takes away from the so called “spacious layout”. Fridge is too small for our household size
- Nothing is sealed. Baseboards, bathroom tiles, nothing. Have had bug problems on and off. My old neighbors had cats so maybe that’s why we didn’t see rats inside the building
- Maintenance didn’t clean or paint our apartments before moving in. Old tenants dirty laundry was in dryer and there was food behind appliances
- Layouts are spacious but awkward
- Neighbors called health department for an unspecified reason
- Mold in bathrooms because tiles were not sealed
- Peeling paint
- Gas leaks
- And more I can’t think of because I’m exhausted by repeating all of these issues to management
Advice to owner:
UPDATE the unit! New or more efficient appliances so I don’t pay 1/5 of my rent on electricity bills. You can’t expect the price you charged us for living here. Make REPAIRS. Maintain livable conditions. Actually clean apartments before new tenants move in. We live next to a rat colony. Please seal the apartment completely. Replace AC units. Invest in heavier doors. Just get it together.

Don’t do it
Former Tenant
Pros:
Location is beautiful.
Cons:
Awful to deal with. They had moved us in too early, and it was illegal. The police had to escort us out and they left us homeless 3 times.
Advice to owner:
Sell the building to an actual business minded person.
