SO MUCH MOLD so so much mold. We had to remove everything from our walls, closets, etc. bc of the mold. The wall was so moist that you could literally make an indent with your hand. GROSS

management does a good job of keeping things clean. i often see the custodial staff mopping floors, cleaning up packages, etc. decent gym in the basement that’s not very used, but gets cramped if there are more than 3 people inside. the amazon locker in the lobby is nice. decently quiet street at night. close enough to the bridge to LIC so you can walk to the 7 if you don’t want to take the G.
Cons:
- massive construction project across the road makes it impossible to sleep in past 6:30am every weekday. i have to wear earplugs to sleep. probably the main drawback of this building in my opinion. - only 4 washers and 4 dryers in the building and people often take up every machine. so laundry is unreliable and often you cannot find a free machine in the evenings. - package “room” is always a mess. people don’t take out their packages and it’s nearly impossible to find anything inside.

Great amenities, but management doesn’t care about you

– Tenants are constantly on edge when it comes to package theft as we’ve had several incidents and management refuses to do anything about it. – One time, the landlord missed a electrical bill payment (for the common areas, including laundry room and building access system, not for individual units) and Con Ed threatened the landlord that they would shut off power if not paid on time. Poor landlord behavior. – Units conditions are not well maintained. I have had the super come for repairs at least 5 times within the span of 8 or so months (moldy doors, broken doors, leaky ceiling, etc) – When I moved in, i coordinated with the previous tenant to purchase some items off of him (kitchen appliances) and he had left them behind for me. Mgmt told him he could leave a note and the maintenance crew would leave it be. When i moved in, they were ALL gone. And i wasn’t going to request my $ back from the previous tenant since it wasn’t his fault.
Advice to owner:
Be able to negotiate rent as the current tenants are highly aware of why the units are overpriced. Hopefully this app will collect data and start holding NYC landlord accountable.

Mgmt could care less, run!!

-Nothing, they market their building as luxury but everything is so cheaply built and kept
Cons:
-black mold growth on walls, mgmt simply plastered over it once i was able to finally get a hold of them, also didn’t check inside of walls for further growth -mold in bathroom due to poor ventilation in unit - leaks in both living room and bed room ceiling -packages CONSTANTLY stolen, mgmt won’t respond if you contact them about this -mgmt is unresponsive and generally doesnt care about tenants well being -windows installed poorly, resulting in drafts and high heat bills in winter -common areas poorly kept, dirty, patchy paint jobs -mgmt fired grounds keepers because they asked for a raise after mgmt built a third building on the property -mgmt is cheap

Give a damn. Lord knows how much black mold i’ve inhaled.

Affordable but small!

Pros:
The amenities are great, even if they’re not in the best condition. The neighbors are almost all wonderful. The super and maintenance crew are absolutely the nicest! And the price is pretty fantastic for the location.
Cons:
Management can be pretty hard to reach at times, we’ve had to send repeated requests. The insulation in the building is not great, and it can get very cold in the winter and very hot in the summer. The units are electric, so it gets expensive as well!

Hard to leave spot!

Pros:
Exposed brick, multi level, gym, court yard, rooftop, pool table, piano, game room, community bathroom, bike racks, laundry in basement, dishwasher, built in stereo system, key fab access, great community.
Cons:
Poor ventilation in some of the apartments, low ceilings on most second floors of each apartment
Advice to owner:
Clean up the rooftop so it’s just as beautiful as the court yard.

Mold growing all over

Cons:
The showers have no vents so the steam over flows to the bedrooms causing black mold. The heating units are covered inside with mold. The windows freeze from the inside because they are so poorly insulated. The owners don’t care one bit. I lived there for 2 years and this was never taken care of. I would have sued them had I known I needed to do so while living there, also heat is about $400-$900 a month because the building is so poorly insulated. These ppl should be shut down.
Advice to owner:
Take care of your Shit and put a proper ventilation system in this place!

Could be such an amazing spot if it weren’t for structural issues and poor mgmt

Pros:
Cool, unique spaces. Amazing view from roof and bedrooms. Lovely courtyard for bbq hangs. Great location close to fun coffee shops, bars and restaurants. Waterfront parks nearby. Rarely hear upstairs neighbors bc of concrete floors.
Cons:
Concrete floors are constantly cold. Poor window installation/insulation results in drafts, peeling drywall tape and mold growth. Any heat or ac use goes literally out the window so electric bills are $$$. Super cold in winter, hot and humid in summer. Mold in closets. It’s difficult to get mgmt to repair things and have ignored reports of mold and peeling drywall tape. They had no empathy during the pandemic and told tenants to use savings to pay rent if needed. Common areas are not kept up and roof deck is sinking in corners. Not safe.
Advice to owner:
If you’re going to expect tenants to continue paying high rent prices during a pandemic when so many people lost their jobs, the least you can do is keep their apartments and shared spaces in safe, working order. Also need to fix the insulation issue ASAP.

Buyer Beware! Avoid at all cost!

Nothing. Nada. Zilch. Zip. Stay away.
Cons:
Across the street from a Superfund site. People have sex on the pool table in the middle of the day. The water smells so bad - don't drink it. Water leaks in your apartment. The basement gets flooded every time it rains. Everything is broken, and nothing gets fixed. The landlord is super shady and has the most number of complaints of any management company (Fulltime Management) in NYC. They secretly add fees to your rent without disclosure. They steal your security deposit. The electric bills are ridiculously high because they've illegally wired the common areas into your apartment. The roof is trashed. The noise from the neighbors is insane. Packages get stolen all the time. The laundry machines are always broken and eat your money. The dogs are super loud and shit all over the courtyard. it's next door to a halfway house. Good luck! If you are stuck in this hell hole, join the Fulltime Tenants Union and hear it from them.
Advice to owner:
Be respectful and honest with your tenants. Stop your shady practices.
