Great apartments on noisy street

Pros:
The building is well kept. The landlord is friendly and quick to help with any repairs or pest issues. He primarily speaks Spanish but his English is very good. Sometimes he will have his daughter who is a a native English speaker help him translate if he doesn’t know how to explain something. They are both very friendly and responsive within 24 hours. There is a deli on the first floor of the building that is open 24 hours and they act like a doorman for the tenants in some respects. The building is also rent controlled.
Cons:
I’ve only seen 2 roaches in the past year but when I told the landlord he was quick to send the monthly pest control service to my apartment which took care of everything. Some bedrooms face Manhattan Ave so it gets very noisy. When the heat is blasted in the winter it really dries out the apartments and it feel too hot sometimes. There is currently no composting option with the building, but the landlord is planning to look into it when pick ups start again.
Advice to owner:
It would be helpful to update some of the kitchen appliances but overall a very helpful landlord.
