Horrific Slimey Management

Pros:
Great community at the time we lived there.
Cons:
This rent stabilized building began to charge a 421a fee years into our lease raising our rent an additional $600 a month. Communication with management is horrific. They are totally non-responsive unless they are trying to squeeze tenants for $. They leave all maintenance up to one person who also is dealing with another property. Building has beautiful loft spaces but is terribly maintained but yet they charge more than the luxury high rises in the neighborhood. Building is located on McGuinness Blvd and is hit weekly with package left inclusive of people threatening tenants if they try and intervene yet building management refuses to put a package room in place.
Advice to owner:
Needs new management and better maintenance to charge luxury prices.

Solid building, but negligent management

Pros:
The apartments are spacious and decently appointed. When the windows are closed, you can barely hear the street. The roof is nice, though no public bathroom hurts. The super (as of this writing) does his best. Greenpoint, of course, is wonderful.
Cons:
Management is negligent. They don’t communicate with residents. They changed the door code and never told anyone; the super had to let us in. They nickel and dime everything. It was rent stabilized but they charge a 421a fee but don’t tell you before you move in. When stuff breaks, which at 20 years old, everything is starting to break, it takes months (in some cases over a year) to have them fixed. McGuinness is a hellish, dangerous street. We frequently lose heat or hot water. The garage doors break often and get stuck open, leaving the entire building (including lobby) open to the public. In sum, they are wildly overcharging for this building, even by eye-watering Greenpoint standards.
Advice to owner:
Find a soul and stop extorting people.
