Very transient neighbors which isn’t the worst or most unexpected thing in New York, but something to be aware of; cockroach haven; oftentimes loud residual building noise from neighbors

Great location, but cockroaches and noisy neighbors

Pros:
Shared backyard—which was great until neighbors threw loud parties and others smoked cigarettes and shouted at 4am. Great location. Heat and hot water included.
Cons:
Loud neighbors. Temporary apartments (mine was a true lease), so new people were in and out all of the time and it felt like a constant frat party. Cockroaches! So so so many. They tried to control it (sort of), but my apartment has roaches every day.
Advice to owner:
Choose better tenants, enforce building rules, invest in roach management that works.
Location is great. W/D in-unit. Dog-friendly backyard.
Cons:
Because they offer short-term room rentals, I found the building to be filled with disrespectful neighbors VISITING New York for a number of months, so they were loud and you never knew who was living in the building. It felt like living in a college dorm. People would use the backyard as their office, which if you're facing it, means you can hear their long, drawn-out conversations. They would also throw parties and be up partying until 4am. Not cute. And if you don't like cigarette or pot smoke, the back yard is their haven.
Cockroaches. OMG the cockroaches. In all fairness, they did spray once a month (by request), but the building is so old and has so many cracks that I had tons of traps out and would wake up to hear them flicking around. It was so gross. I know they exist and are hard to control, but paying $3500/month and still finding cockroaches nearly daily was not okay.
They refused to fix a shower door that was missing. I had to put up a curtain so water didn't get everywhere. It's just silly.
Noise: The walls/floors/doors are so thin. Morons in the gym would drop weights and it rattled my floor.
Advice to owner:
Invest in some real improvements on the windows/insulation for noise and heat/air. Enforce rules on noise (for real). Every crack needs to be ceiled in the walls/floor and roach management needs to be taken more seriously.

I didn't like how long it took for management to respond to maintenance requests.

More responsiveness would be great!

Fine Place; Management is a Joke

Space is nice Roof is barren but open Super is extremely nice Pet friendly Good location
Cons:
Management turning the place into long term Airbnbs Management kinda shady, don’t have their number or address. New Latch system breaks all the time, expect packages stolen and getting locked out Parties during weeknight on the roofs at times Hire cheap contractors that don’t do their job properly Construction going on for longer than management said it would Gas isn’t free
Advice to owner:
Hire union contractors that know how to run a job site and don’t go with the cheapest bidder. You won’t have as many issues every week if it is done properly in the first place.

Good, but not great.

-Good location -Plenty of roof space -Regular visits from the exterminator
Cons:
-Manager needs to be confronted in person to get anything accomplished. Expect them to be unreachable otherwise. -The front door of the building to the street seems to lock only when it wants to. Expect packages to be stolen occasionally and homeless to sleep in the vestibule during winter months.
Advice to owner:
There should be more consideration for the needs of the tenants while construction is ongoing.

Great location and space

Pros:
Great location in Greenpoint, close to the water and many bars and restaurants. Units are spacious and charming with high ceilings and solid wood doors. Bathrooms and kitchens are modern. Large rooftop with amazing views.
Cons:
Very noisy street, motorcycles and trucks at all hours of the day go by. Landlord is incredibly unresponsive and they’re turning the units into long term Airbnbs.
Advice to owner:
Be more responsive to your tenants when they have issues
