Hard to reach LL

Pros:
Larger than normal bedrooms for NYC standards
Cons:
When I moved in, the room had not been remotely cleaned, the previous tenant left behind a dirty mattress and bedframe - I had to wait for the LL to arrive and remove it. Moving in was a hassle. Had to do a deep clean and ended up painting the room myself to get rid of the scuff marks.

We had a pest issue (rodents in the walls) and the landlord was incredibly hard to reach. He would often cancel appointments because he lives far.
Getting him to get an exterminator took effort from the entire building.

The hallways were often dark, hallway lights would flicker, the in building laundry often ate my money.

Garbage management was poor. It would accumulate for weeks and look like a disaster outside of the apartment, I think this was the source of our pest issue.
Advice to owner:
Being more attentive and willing to help would make your tenants happier.
