If the price is too good to be true, it probably is

Pros:
Amazing location, updated kitchen/bathroom, only two residential units in the building, rent reasonably priced for the area
Cons:
No buzzer system or means of access without a deadbolt key means that mail/deliveries/etc are left outside on a busy sidewalk and constantly stolen, with the landlady refusing to turn over security footage. We don’t control our own thermostat; the storefront downstairs does, so one winter we didn’t have heat for almost a month when there were no tenants downstairs. Mouse and cockroach problem. Old, drafty windows. Super lives out of state so issues aren’t dealt with in a timely manner, if at all. No means of egress (no fire escape, and roof is unstable/cannot be accessed) makes the whole building unsafe.
Advice to owner:
Be a human being and treat your tenants like them!
