Building is in a great area and the rent price is reasonable for the apartment.

Pros:
The build is in a great area with parks, bars and restaurant within walking distance. Management is very responsive and will send someone to fix anything immediately after requesting. The rent price is also reasonable for what you get in a pre-war building apartment. It does have a spacious back yard and they really do not deduct anything from your deposit for normal wear and tear, you would've had to trash the place for them to deduct anything.
Cons:
Since it's a pre-war building the walls are thin and so you can hear neighbors coming up and down the stairs as well as the front door opening and shutting. There is also a rat problem in the front yard that has had an exterminator coming once a month because for a while it got out of control. Thankfully there is no rat/mouse issue in the actual units it is only out front where the garbage cans sit. Heating is also an issue during the winter months since it is an old building sometimes the pipe heating doesn't work and they delivered oil space heaters to help with the issue.
Advice to owner:
I would highly advice the owner to focus on fixing the heat issue as well as the rat problem.

Pros:
Right by the park and was super affordable. Landlord’s Broker (Coda Real Estate) was great.
Cons:
Yard a little messy.

Maybe update the buzzer to video intercom
