Cool building, horrible management

Pros:
Units are unique and I love the tall ceilings. Neighbors are relatively chill. Roof is great.
Cons:
Management is incredibly non responsive. Things are broken all the time- elevator, water leaks, laundry machines, front door. Common areas are cleaned but they are dirty (walls covered in marks and graffiti). Neighbors smoke in the inner courtyard so there is always a smoke smell in the building. People throw parties on the roof until late hours on weekends. No rent control.

Loved living here in my 20s. Cool open atrium. Lots of great neighbors. Nice rooftop.
Cons:
Lived there almost 15 years ago. They since cut the roof space so only 1/4 is usable. Wasn’t ever really well kept. Trash was handled pretty well, but people would just store random stuff throughout the building.

New management recently took over and the experience has been subpar at best. Jacked a lot of people’s rents up and then started on a series of nonstop construction projects that make working from home very tough.

Update as of March 2021- new management is continuing to raise rents on people who have lived here for a long time by more than 20%. Community is changing because the quality people who have always made this place such a great place to live are being forced to move out. Management company is being rude and unreasonable during these conversations. The thing that makes this even more frustrating is that the building is genuinely falling apart. The trash situation outside is an actual disaster area. There has been scaffolding up for about 8 months now even though no work has been done (see the stop work orders plastered all over the doors). There are big holes cut out in the roof fence that the clean up crew are using to throw bags of trash down into the scaffolding which is a nightmare site for anyone on the second floor. The laundry card machine and actual machines go weeks without working. There is constant construction happening in the open apartments making work from home a constant uphill battle. And most recently unhoused people, who have been sleeping in the dumpster fire with scaffolding overhead, have started aggressively piggybacking their way into the building and sleeping in the empty apartments. Because security is so lax these individuals have access to all of our packages and every floor or the building. It’s impossible to get in touch with management or any pseudo super to ask them to leave.
Advice to owner:
Improve your communication with tenants around construction work and changes that are being made around the building. Stop raising rents to insane heights for good long term tenants especially without any enhancements to their apartments or the building. Increase security and make sure there is someone on calm who we can reach out to in case of an emergency.

Great units but rundown building & deceptive management

Pros:
Very nice units, spacious and well constructed. Quiet for a large building. The location to the city is great and the roof is decent (could be better)
Cons:
Management is deceptive, don’t trust them. Improvements have only been cosmetic, not structural. Security issues in the building with packages getting stolen from time to time. Community spaces need to be cleaned better and smoking occurs in the building community areas.
Advice to owner:
Communicate with your tenants honestly. If you’re going to ask for more rent actually invest in things that are valuable to residents.
