Pros:
- Very close to L train - Low rent - Roof access - Big rooms with closets - Spacious living room and kitchen - Hardwood floors throughout
Cons:
- Mice in building - Loud neighbors - Loud area (near a nightclub, gas station, metalworks warehouse) - Heaters sometimes don't work - No gas vent in kitchen - No windows anywhere except in bedrooms - Thin walls - Packages stolen downstairs often
Advice to owner:
Keep stairs and lobby cleaned, check appliances/apartment before people move in, and don't let tenants get into hour long screaming matches in the stairwell

Pros:
Bedrooms are nice size. That’s about it. Management is absolutely TERRIBLE.
Cons:
This is an old, unkept building and management is terrible. Every issue you can think of arose in my years of living here: -rodents: mouse issues and centipede/cockroach issues. Oven smells like mouse piss. -loud neighbors: neighbors in rear host large outdoor karaoke parties that run late into 3 am hours. Called cops several times for noise complaints -building unkept: dirty, hair balls on floor, tenants smoking inside apartments, tenants jumping on roof and almost causing ceiling collapse. Loud tenants within the building. Parties, stomping, yelling 24/7. A baby lives on first floor. -heat breaks often. Small gas heater in each bedroom, not enough to heat the apartment efficiently. Heaters are old and break several times during winter months. -VERY POOR INSULATION. massive cracks around doors and windows. Windows blow inwards during high winds and at risk of coming off. -issues with gas and electrical lines. Electric wiring is rigged and may be paying for other tenants usage with conEd. ConEd bills exponentially higher than they should be. -ceiling crumbling in kitchen. May collapse at any point? -dirty and unsafe neighborhood. -unfinished, rodent infested basement. -paper thin walls. Can hear neighbors having sex at all hours. Spanking, etc. soft core porn echoing the hallways. - Pipes freeze during winter. Landlord will send an unlicensed electrician who used a BLOW TORCH on pipes. Ended up cutting a hole in the wall and leaving, telling us “it will be fixed later’. 18 degrees outside mind you, and we have a hole cut in the drywall exposing the outdoor elements. -buzzer system doesn’t work; no way to let guest or delivery into the building other than going down to let them in -landlord harassed us via text; asking to arrange sleepovers and get drunk together. -packages stolen from within building -do yourself a favor and do not live here. May have had lead paint exposure.
Advice to owner:
Renovate this building and stop hiring unlicensed people to do “cheap” repairs. Screen for better tenants that don’t act like animals. Mop the floors.
