Sketchy management with many violations

Pros:
Convenient location, great neighbors, pet friendly, sweet super, cafe in building with OK selection
Cons:
Thinnest walls in NYC, not properly built (you’ll get an in house brown rain shower if any of your upstairs neighbors decides to mop the floor or accidentally spill something), problems with rats in multiple apartments, management walking in to your home unannounced with no reason to do so.
Advice to owner:
Follow the laws and get this building fixed before you raise the rent as if it was a luxury building.

Noisy and Drafty

Good location. Big windows.
Cons:
No sound proofing whatsoever. Neighbours are loud and aggressive. Bad air quality.
Advice to owner:
At least add soundproofing between floors.

The building is unlivable

No sound proofing at all. You can hear every thing from your neighbor 360 degree (left side/right/above/below).
Advice to owner:
Add sound proofing and respond to your tenants

A huge hassle

location, high ceilings, pretty responsive
Cons:
extremely high electric bill because water isn’t heated by gas, also outlets were short circuited and drew a lot of power. multiple recurring leaks. water heater corroded through and leaked through bathroom ceiling, had to get the heater replaced twice. apartment was filthy upon move in. roach problem persists despite keeping a clean home. poor amenities in building. in unit laundry but most machines have been broken since i moved in last year. poor caulking along floors and ceilings, letting bugs through. many windows were broken upon movein. no heat in bedroom, as gas line doesnt run through that room. outside door regularly breaks.
Advice to owner:
make sure apts are being inspected before and after each move in. if they aren’t up to par, clean them. do more maintenance inspections and ensure outlets, appliances, and machinery is in good shape. fix the laundry machines.

You need to avoid this place

The building maintenance workers are nice. There is a freight elevator for move-in and out.
Cons:
-constant break-ins -temporary walls between units (you are your neighbors roommate) -front door always broken -laundry room is always out of order -if your neighbor smokes, you secondhand smoke -if your neighbor is using paint thinner, you are breathing paint thinner -you can make complaints to the management and they respond on paper but do nothing -rent is too high for the poor experiences and location
Advice to owner:
Please separate the units with real walls, and maybe use real security cameras so the people breaking in all the time can be caught, or the people breaking the doors and laundry machines.

There is a waste management faculty right next door that runs every night all night No amenities ex. Dishwasher Too expensive for lack of amenities Laundry room is too small and always is broken

Loud overrated overpriced

The maintenance guys are really nice.
Cons:
The walls separating units are just thin drywall that sit on the shared floor and under the shared ceiling, so you can hear with full precision every single thing in surrounding apartments. For example, I can hear my neighbor open his microwave, and then stir sugar into his coffee. It is as if a shower curtain is what separates you from your neighbor. Also this building has a lot of pretentious people who do not seem to have lived with others before and feel very entitled to not be respectful with regards to noise. The rent is very high for this desolate location with 0% sound privacy. It's the worst case I've experienced in NYC in my 15 years.
Advice to owner:
Build actual walls to separate units.
