Hot Water Issues, Sinks falling out of walls / counters, Weird Neighbor

Pros:
Good sized apartment with nice kitchen. Lots of light in the unit with windows. Good location.
Cons:
1. Owner is unreliable and gas lights ur serious apartment issues, we didn’t have consistent hot water for 6 months of our first year here. She consistently denied there was an issue until we filed a 311 report which triggered an entire new boiler needing to the installed. Refused to reimburse for any rent paid, and said she would evict us if we didn’t pay.
2. Hot water stil doesn’t get hot unless you run the sink while you shower….
3. Super is crazy. Will come into your apartment to fix something, leave to go to “the hardware store” and not come back for days. Then blame it on his phone not working.
4. Our neighbor was terrifying. We were fairly quiet tenants, no parties, no loud music, and he would bang on our door at night when we closed the front door after getting home from work and say that we were being too loud. One night, he actually wouldn’t stop banging on our door, strung out on something, saying we were being so loud, when we were just sitting in the living room watching tv. Then proceeded to go downstairs and ring our apartment door bell off the hook.
5. Both of our sinks fell out of the counter in the kitchen and the wall in the bathroom. Wasn’t fixed and, as we write this, it is still not fixed. Super came by and then said he “needed to go the hardware store” and left rusty nails on the ground which we stepped on. Didn’t come back for days. May have tetanus.
6. Lived here for two years. Still no mail box key or lock on our mail box.
7. Trash shut doesn’t have a door, reeks, and is just an open hole in the wall. Fumes coming out could be toxic.
8. Apartment building is disgusting, never cleaned, always smells awful, cat food everywhere for the stray building cat. Not sanitary.
9. Work was being done on the apartment above ours, they hit a pipe and a leak happened and it soaked our wall. As we write, still not fixed.
10. Fridge is so small.
11. Cops and firefighters in the building too much. Always keep three locks locked.
12. No search for our apartment on the key pad. Annoying.
Advice to owner:
Don’t be a property owner.
