Pros:
Neighbors are nice and the rent is affordable but that is where the good stops.
Cons:
Property management is MIA - have had to deduct from rent to make our repairs to AC units spitting mold after two months of no response and so have our next-door neighbors. Had a leak in my ceiling coming from an electrical source and none of the supers phone lines were active, no way to reach anyone at the property management company. It was caused by upstairs AC issues which the tenants have been withholding rent for 4 months over. The fire dept had to come and shut power off to my bedroom to avoid an electrical fire and still no word of how it will be fixed. Hallway lights and stairwells are often without lighting (fire hazard and just overall dangerous), the security system on the main floor will often continuously shriek for days, and the community spaces such as the roof and gym are not maintained. Super speaks to women like they know less than him, will always take a workaround/ cheap option instead of a true fix.
Advice to owner:
Respond to your tenants and treat people like human beings

Pros:
Liked the gym, the trash was taken out in a timely manner.
Cons:
Located right next to a police and fire station so loud noises at all hours. Across from a lighting store that does not turn off the lights ever. Management was very very slow to respond. Packages were always stolen.

Gym in the building
Cons:
Cockroaches everywhere, A/C unit broken in the middle of summer, property management/super will never respond to issues and never answer the phone, and landlord will not pay you back your security deposit. They may also provide your email address to all tenants current and past. And if you want to sue them for not returning your security deposit, good luck! They do not have a real mailing address so all mail will be returned to sender and you won’t be able to file the claim.
Advice to owner:
I believe that you legally need to have a working mailing address. Also learn to pick up the phone.

A lot for the price, but management does not care

Pros:
You get a lot for the price point since it’s rent stabilized. Balconies on most units. Control your own heat and AC. Large bathroom, good layouts of apartments.
Cons:
Totally unresponsive management. Minimal care towards upkeeping this building. The gym has almost no equipment and a broken treadmill with no efforts to fix/replace. Issues with package theft and building security.
