Psychological War agains Rent Stabilized Tenants

Pros:
Near subway which unfortunately it’s become a dangerous zone in 2021 and it’s better to stay away from the subway as much as possible
Cons:
There is zero privacy and noise levels are beyond acceptable. You can hear everything your neighbors do since apartments are divided literally by drywalls, not concrete or brick division. Landlord will exploit this issue doing nothing to protect the peaceful enjoyment of the place you live in, allowing frat-house behavior and drunk-ratchet ongoing parties with people puking on the sidewalk during the pandemic. LL also had a de facto Hotel operation with Airbnb allowing for wild parties and windows breaking we often had to call the cops. Many times Airbnb people would try to key themselves in to my apartment by mistake in the middle of the night which was reckless, even during the pandemic. There is also ongoing Construction and Demolition which is done purposely to debilitate and drive you insane and make you leave. LL is on a mission to destabilize rent control units by forcing long time tenants to leave, ignoring repairs for years while demolishing and renewing other units so that he can charge more money. The worse place to be stuck in - if you are an introvert empath with insomnia, making anxiety and depression levels spike. There’s just no peace and quiet plus he is overcharging according to DHCR records. LL has made it impossible to have a roommate since you need to walk on the building hallway to access the bathroom or kitchen (these are railroad apartments) and he recently installed high tech surveillance cameras pointing directly to the door to creep on you and get under your skin, forget it if you are a female! You’d have to get dress to avoid getting creeped on if you want to go to the bathroom in the middle of the night... Sexism is off the charts and he’ll do anything to make you leave. Also, the refrigerator stopped working 2 years ago and refuses to replace it. He just neglects repairs and the city had to do the work. I had a chronic waterfall due to roof damage for years until the city, not him, fixed it. To make things worse, this is industrial zoning - building is flanked by two giant factories and the noise pollution due to trucks causing traffic congestion is real: trucks start circulating as early as 6AM non stop - all day - seven days a week. Attached are pics of my ceiling neglected and collapsing until the ceiling gave up, and a slew of Constructive Eviction Stop Work Orders. The bathroom is ancient and has no sink, you have to use the kitchen sink. The bathtub is over 100 years old and has so much mold no matter how much you scrape and bleach it, pics attached
Advice to owner:
Stop the harassment and respect tenants as human beings! Housing is Healthcare!
