Pros:
It's close to the subway and still has a few rent-stabilized units that haven't been illegally deregulated, though two of them were.
Cons:
The landlord refuses to accept that maintenance of the building is his responsibility. He doesn't respond to anything other than legal action for even basic repairs and upkeep of the building. Pests of all kinds are common; there is no routine extermination. The basement, where the laundry facilities are, is literally a garbage dump. No one cleans or otherwise maintains the public areas except for trash removal (although that was also skipped for several years). On the rare occasions when repairs are made, they are apparently done on the super cheap - they have to repeated or fixed multiple times. Read the building history on HPD Online - don't fall for it.
