The worst place I ever lived

Pros:
The roof. That’s it.
Cons:
Outdated apartments because tenants have been there for years and refuse to leave so management can renovate. Paper thin walls. Illegal subleasing, constant parties on the roof.

Nice super, great community.
Cons:
I don't care if they're "water bugs".. there's an infestation and that shouldn't be happening so high up unless the building has a problem. One ran over my bare foot. Walls are super thin. Accessing storage areas is dangerous. Rooms don't all have windows. This building isn't really meant to be lived in... Burning in summer, freezing in winter.
Advice to owner:
Do not classify rooms without windows as bedrooms

Horrible management/Loud crumpling building

Pros:
Big windows, high ceilings, rooftop, it's 92 unit building so some neighbors are cool and some are loud, disruptive, and entitled.
Cons:
You can hear everything in the building all the time. If the upstairs neighbor spill something or an animal pees it leaks down onto your appliances, electronics, and stains your furniture. Carnegie management went to people's doors during the lockdown who couldn't pay and threatened to evict them and damage their credit. Carnegie management does not respond to issues. There's always bad smells, gas sewage in the halls. The basement floods. There's only one super on site and he's overloaded. repairs that are done are done cheaply and quickly. If you try to clean and scrub mold and scum in the bathroom and the counters They just crumble. No gas for 35 days in half the building during the lockdown. Management doesn't return security deposits. Rooftop is always falling apart, management only does stop loss repairs- nothing substantial. They do heavy demolition, like tearing down walls and renovating apartments early mornings and full days WITH NO NOTICE TO THE TENANTS in the surrounding apartments. This happened during a pandemic while people are working at home. They don't give back deposits and they extort money from their tenants. They don't do anything about problematic neighbors that create problems for everyday. Electricity bills are questionably high. Windows look nice but are very cheap and drafty. It is always extremely wet inside from condensation. They never wash the outside of the windows. The screens and window hinges always break. This would be a stellar place to live with better management. Carnegie management is extremely unorganized, unprofessional, and their representatives use rude, intimidating behavior, sexist and racist language towards the tenants.
Advice to owner:
Treat your tenants like humans or will come back to haunt you.

Very cool lofts. Very cool people. Absolutely amazing super who everyone loves. Very unique and cool living situation and community.

The loft I lived in was huge & had 2 bathrooms for 3 bedrooms. Huge wall of paneled windows with green view in the spring. Laundry rooms on a few floors and easy application process.
Cons:
The walls are paper thin so the young tenants constantly throwing parties can be heard throughout the entire building some nights. Like walls shaking the music is so loud. The live-in super never shut down the parties unless they went past midnight and even then he often acted as though he had no control. The pests living under the fridge in the kitchen were absolutely vile. The package room required a fob but I still had 2 packages stolen.

Exploitative management in nightmare buildings

Large lofts filled with immature children who will keep you up all night
Cons:
-Building was without gas for an entire month in the fall and no effort was made to reimburse. No hot water
-many tenants use their spaces as concert venues for raves that go late into the morning. You can’t sleep.
-Giant rent hikes
-management is totally unresponsive to problems. Issues aren’t fixed for weeks. Property is in terrible shape with disgusting bathrooms and kitchens
-rats everywhere around the property
-packages constantly stolen or missing
-constant construction, everything is broken and constantly under repair
Advice to owner:
Respect your more respectable renters so that they stay. You can’t expect to charge crazy rents in a building that’s treated like a dysfunctional dormitory

Nice windows ? Good lighting ???
Cons:
Cockroaches, trash everywhere, thieves stealing packages and 3 separate bikes. Front door/ mail room door consistently broken letting anyone in at any hour. Landlords do not respond to any of these concerns. Told landlords someone was stealing all my packages and they told me I was imagining it, caught them person myself (she lived in the building) and they continued to do nothing. They also treat the amazing super Jose like garbage. Avoid this shithole at all costs please. The fact that they are charging 5-6.5k for units in this place should actually be criminal!!

Used to be independent lofts filled with artists so it has a cool history but those days are over
Cons:
The management is beyond horrible. Imagine a landlord who always chooses the most exploitative, unprofessional course of action. apartments are horribly maintained, most of which are packed with college age kids who party until 6AM nearly every night. There are rats every where around the building. We were without hot water for a week and without gas for 5 weeks in the fall. The building is constantly falling apart so there is construction all the time. They do everything they can to get more money from you, whether it’s giant increases in rent, fees to pay your bill through the website, or laundry machines that constantly go up in price and hardly work.
Advice to owner:
Treat your tenants with respect. This is not a luxury condo building and if you want to get more affluent people into the building, it’s important that you don’t leave them horrified by your negligence.

Five years at the Kib; sort of hell; sometimes

- Big Windows (if your room has windows)
- Tall ceilings
- Good internet
- Large elevator
- Roof is excellent and large. Best roof in the city.
- Super is great, friendly guy
- Have managed to get rent to not raise as much, but barely (rent has risen 500 dollars a month since moving in)
Cons:
- Possibly the loudest building on the planet. The walls/floor are paper-thin and the floorboards creak so much you’d think the floor is about to give out. Even with earplugs you will not be able to sleep if you have neighbors above you. People throw parties until 2-5 am in the morning. People move furniture constantly. You will not be able to sleep many nights.

- Most rooms have no windows. Basically the size of two queen beds.

- Mice

- Building is not ADA friendly (stairs required to reach elevator)

- Window frames let in an absurd amount of cold. Heaters are loud and will make anything you’re watching on TV inaudible. If the heater is not in your room, be prepared to use an electric space heater.

- Windows let in an absurd amount of heat. You will need an AC for each room with windows. You will need about 20,000 BTUs to cool a 750 square foot apartment.

- Hot water runs out after 7 minutes, even with lower flow shower head. Water is heated with electricity.

- Plumbing issues will not be fully fixed if only minor

- No lighting is some units. We had to install our own wiring/bulbs.

- A lot of people here, while nice, are very inconsiderate/aloof/bankrolled. Most people I have spoken to don’t even know what their rent/utilities cost.

- Rent goes up by 100-200 dollars a year while building falls into disrepair.

- Be prepared to pay a lot in utilities on top of your rent. Bills are as follows for a 3 bedroom:

-> $50 cold water (not included in rent!)

-> $120-$380 electricity (water heater and AC in summer contribute to this)
-> $35-$150 for gas (heater and appliances)
Advice to owner:
Fix the floorboards.

Seal the windows and walls better.

Lower rent by 25 percent.

Pros:
Lots of people coming in and out for short term travel, airbnb ya-da-ya. There's always a party happening somewhere just hang out and you're bound to meet friends. Morgan Ave is one of the cooler L stops imo so you're right in the heart of stuff.
Cons:
Its basically a piece of trash. These used to be grungy artists lofts that they put plywood walls up and called them "lofts". You literally will put a mattress on top of a plywood platform and call it home. Property management is practically none existant.

Do stuff....like anything.

The management is very neglectful and doesn't respond to repairs or complaints. The gas has been off for a week and they did nothing to prepare the tenants. It's dehumanizing.. This neglectful manner is with the intention that tenants move so new people move in. The high turnover rate allows Carnegie management to raise rents and also simultaneously raising the value of the building. It's a victimizing dehumanizing profit-seeking cycle.
Advice to owner:
If you don't take get better care of your buildings and treatt your tenants like humans it will come back to haunt you.
