Don’t do it. Just don’t.
Former Tenant
Pros:
creative freedom since the landlord literally couldn’t care less about the building.
Cons:
literally everything else. the building has never been cleaned, the front door knob of the building once was broken for over three weeks leaving us trapped in the building multiple times, ceilings cave in, and there’s serious structural damage and flooding. the roof on the landlord’s building two lots over completely caved in last year despite the warnings that it was unsafe.
Advice to owner:
be a better person?

My 1st NYC apartment--what a dump!
Former Tenant
Pros:
When I moved in, it was super cheap.
Cons:
So many. Could never reach the landlord when there were problems. Once lost electricity for a week because of blown fuses we were unable to access. Had no heat for weeks and when I finally reached property manager he said he thought I was making it up. Post office wouldn't deliver mail because of damaged mail boxes that landlord wouldn't fix
Advice to owner:

Very poorly maintained
Former Tenant
Pros:
Was affordable for the area. Was...
Cons:
Landlord isn’t very available. Riddled with mice, rats, roaches, electrical problems, poor security, no insulation from outside weather and noise. Landlord will threaten eviction to anyone who calls 311.
