Avoid! Save yourself some trouble

Pros:
-Close to the subway
-landlord responds fast (but not always useful)
Cons:
-Drug dealers hang out in front of the building EVERY DAY
-Landlord harassed us about helping him kick out someone who isn’t paying rent. He told us the tenant was moving out in a few weeks when I signed the lease.
-no window in kitchen. Terrible ventilation. Living room gets super hot in summer.
-power constantly goes off in summer

Pros:
- Great location with quick access to flushing and myrtle subways
- Spacious with access to backyard and basement for storage
Cons:
- scumlord with many many violations, make sure to triple check your lease contract and confirm everything in writing. Always communicate with messages and not calls
- no windows in common areas
- roaches!!!
Advice to owner:
Sell it to someone else who can properly manage it

Pros:
Super close to a lot of stores, laundry, food, train, pretty apartment the 3 floor
Cons:
Bedbugs after 4 months of moving in they bite my roomate and we had to throw things away
Owner has history of bedbugs on the building
Gas leak on the building
Neighbors around the buildings never let sleep with all party music
Owner didnt pay me back my deposit
We kept getting mail that belongs to the mail regarding all the violations he has on the building
Advice to owner:
Get rid of bedbugs

Pros:
Close proximity to city. 1 min walk to subway, 12 min commute to Manhattan.

Convenient neighborhood right off Broadway close to convenience stores, restaurants
Cons:
-No response from "management". Constant texts and calls to fix issues were ignored yet they demanded rent on 1st of month.
-Owner bribed city officials to approve inspections without filing for building permits, so apartments have outstanding, illegal violations that were never fixed. Owner was in prison due to bribery and his brother & son now maintains. Extremely shady management.
-Violations can be found online at nyc.gov/dob and searching building address.
-Absolutely no maintenance. Had to beg super to fix apartment issues with broken window panes, leaking pipes/ceilings, low water pressure
-Bed bug and cockroaches prevalent
-Leaking ceilings on top floor apartments, causing rain to drip into the unit
-Constant street noise & blasting music with drug dealer locations fixed outside the building and constantly blocking entryway. Sleeping there is impossible.
-Broken water heater had gas bill spike 3x of expected bill amount
-Exposed gas lines with no radiator present
-Numerous encounters with building inspectors, police, 311 due to all of these issues.
Advice to owner:
-Fix the 13 outstanding violations and restore the illegal units back to pass the NYC building code.
-Start responding to your tenants when they have issues, not only when you want the rent check
-Invest in maintaining building and actually cleaning the common areas.
