You get what you get

Pros:
Getting approved was a breeze. The landlord was lenient during the pandemic, and reachable at most times with slight delay. The other tenants generally look out, besides some internal drama that you can easily avoid. Definitely on the cheaper end for the neighborhood. You're halfway to about 4 different subway lines and right in the Bushwick/"East Williamsburg" mix. Despite the list of cons - the landlord had a good heart, so take it as a "get what you get" type of unit.
Cons:
What you see is what you get – a 100+ year old building that in most areas would've been gut renovated and rent jacked up. Loud tenants that caused a bit of drama for themselves, but all in all, you can keep to yourself. The front door didn't lock, the mailbox was able to be opened from the USPS opening. Wouldn't ship important things there. There are some serious mold issues accumulating in areas. The heat pipes are corroded. Moving out and getting a security deposit was delayed, but might've been from lack of payment from other units. Bug problems, no rats. Common area was in disrepair.
Advice to owner:
Not much advice. Hope all is well on their end, and that the unit is in better repair now. Last time I was in there, the common area hall light wasn't even working. Like I said, everyone keeps to themselves. The block is busy, but there is community. Left the building with a slight sour taste, but with memories of "working together" as in my mind it was a fixer-upper. (Not something every tenant would take on.)

cockroaches, place is filthy. landlord is full of crap on his excuses for lack of care.
