MULTIPLE unresolved FLOODS landlord GHOSTS you on move out and KEEPS DEPOSIT

Modern building High Ceilings Good Location between M and L
Cons:
Basement bottom floor of duplex has FLOODED multiple times +3 time within a year Black mold that is unaddressed in basement hallway where the laundry is
Drugged out homeless man that likes to hang out in front of the building during the day and lives down in the outside basement door using it as a toilet filled with human excrement Has been known for breaking into both the basement and building based stories from previous tenants
Water damaged basement floors from recent floods The shower doors were broken upon move in and was never fixed or replaced Huge crack in the toilet that the landlord said was not an issue Leaks into the ceiling fixtures and water bubbles in the ceiling paint
Landlord pretended it's never happened before even though previous tenant broke lease because of it Never resolves the issue and builds a small cement wall in front of the basement door to dam the water that does not help It's been months since move out and landlord ghosted me does not respond to text messages or calls. Never gave any itemized deductions or anything after move out.
Please AVOID THIS BUILDING AND LANDLORD

Cheaply cared for but fine

Pros:
the landlord is generally responsive and cordial. We don't interact much. The apartment has central AC and a dishwasher which is a big plus.
Cons:
Though the apartment building was fully renovated just a few years ago its pretty run down already. They didn't do a lot of the mandate clean up between tenants such as painting the unit. When we asked several times they did eventually get it painted but didn't paint the top portion of the wall?? The kitchen sink only works when the stray nozzle is pulled about 6 inches out of the faucet. Just a bunch of weird sloppy things, especially for how insanely expensive the unit is. We pay 4K for a three bedroom that is definitely not more than 900 sq ft.
Advice to owner:
stop being so greedy.

Landlord refuses to be fair and legal

Landlord had multiple illegal and indirect stuff in lease. When requested to have a lawyer look it over, landlord rescinded our application. Landlord refused to give a name or directly communicate

windows get great sunlight.
Cons:
The landlord does not have the building regularly cleaned, and he is very unresponsive. Currently dealing with him not wanting to give me, or my neighbors, our security deposit back. He emailed my roommates and I letting us know that we had over 2k in damages. He sent the same exact email to our neighbors word for word. We all left the apartments in great condition.
Advice to owner:
Stop being a scam artist.

Beware of this apt

Great location, nice amount of space, shared backyard
Cons:
Sink was broken the entire year, toilets consistently broke, leaking in the apartment from other apartments and from rain, window shades broken, landlord unresponsive and does not take care of the building or requests
Advice to owner:
Take care of your buildings

Landlord sucks and you have to harass him and cite NY state law in order to get him to do anything
