Ex-tenant review: Avoid this place

Pros:
Location, roof, balconies
Cons:
Horrible Management, filthy public space, moldy, zero insulation, exorbitant energy prices dude to inefficient HVAC system and insulation, horribly built building - I will return in 10 years and expect bricks to be missing from the face of the building.
Update: the property management and owner tried to scam us out of $400 because there were 8 nail holes from hanging pictures in the apartment. I threatened to sue so I got the money back, but it I didn’t receive my security deposit until 30+ days after our move out date — which is a clear violation of NYS housing law.
Advice to owner:
Get rid of top quality management. I would fight them if I had the opportunity.

Pros:
The owners were very considerate in giving us a rent reduction during COVID. They apartment is mostly built well and well insulated, so we’ve never had an issue with noise. Requesting repairs was easy and they were executed in a timely matter.
Cons:
They did not give us our full security deposit back, citing that we had not cleared out the apartment. Our friend was moving in to replace us and storing personal items in the apartment — and they knew this. They never replaced the refrigerator, which always broke and smelled like farts.
Advice to owner:
Replace the fart fridge.

Pros:
I really like living here. I am the tenant who’s been in this building the longest—Since 2019. Not planning on leaving. The landlord always picks kind, quiet and dependable people to lease here. The view from the roof is unbeatable. The landlords respond to requests very quickly, and are very easy to reach.
Cons:
here’s the thing—some of the units (I’ve lived in 3B and 4B) are COLD in the winter. The windows & balcony doors tend to be a tad drafty, and the heating system is very weak. The balcony doors are in the bedrooms so it’s tough. It’s an electric AC unit that also blows hot air, so it’s expensive for the ConEd bill (in the hundreds). There is always a big pile of recycling outside the building—they need a better system. The main stairwell could use some more frequent cleaning, though the neighbors tend to chip in to keep it clean. And, though the building has some very upscale finishes, I’ve noticed any time something needs to be fixed, they do fix it but in a cheap way that sometimes comes at a cost. For example there was a leak about a year ago, and instead of replacing the tile on the balconies, they put some sort of rubber down instead that has weird air pockets and gets dirty and collects water. Also, I heard the first floor, both units and their finished basements flooded during hurricane Maria and got mold. Don’t live on the first floor if you don’t want to risk it. but, this stuff is not a deal breaker. I would recommend living here—just make sure you have a good collection of sweaters.
Advice to owner:
Insulate the windows! And stop with the cheap fixes
