Horrible Property Management AVOID

Pros:
Neighbors in the building are nice, the block is darling and with many local restaurants + shops. Lived in the neighborhood for 10+ years and this is one of my favorite streets.
Cons:
Where to start? The property management group is—well unsure if anyone works there or if they’ve all gone on permanent holiday? Incredibly difficult to get a response from them even if you put in an emergency maintenance request, no one will ever respond to the request unless you follow-up via email and calling a zillion times until it becomes your full time job. There is always something wrong with the building/units; the updated units, while nice with a dishwasher and laundry(!), are so cheaply built that something is always breaking or you notice the half-done job at every corner. The building is mostly maintained by the residents quite honestly, someone comes every now and then to clean, trash/recycling is taken out only once a week, but the residents really clean up any floating trash in the front yard/area and sanitize door handles inside (one set of residents even bought paint to touch-up the peeling front door). There was an ongoing leak in the basement and first floor, which made the radiators burst in the apartments on the first floor. They also turned the heat off for several days in the winter, which caused a 311 housing inspection. No carbon monoxide detectors in the units (you have to buy that yourself), the front doors of the units are not fire doors. It seems like the building owners are intentionally evasive. You definitely want to keep a paper trail of any communication you have because they will try to call you and say one thing and if you don’t follow up via email with minutes from your conversation, they will never follow through or they will try to deceit you. You will also never talk to the same person at the company-the turnover is honestly rather amazing as there is someone new and the last person you talked to has “moved on.” This is not an exhaustive list, rather just the items we noted in the latest maintenance request that has not been fixed. Stay away from this management group at all costs. They are unbelievably awful.
Advice to owner:
Remember you own this property and start to manage the building. Maybe hire more people to assist with residents’ complaints/issues; try to keep people at the company (I never talk to the same person). Replace the decades old plumbing. Have a phone number that actually works. Take out the trash to avoid the pest problems. Shut down your company.
