Great Location, quiet street despite hospital across the street

Pros:
The location, you will get to know your neighbors very well since there’s little privacy…. that can be good or bad!
Cons:
The building is old and not insulated well. It’s often too cold in the winter. Walls are paper thin and you can hear everything from the neighbors. Repairs are not well done and often just patch over and over.
Advice to owner:
What advice do you give a landlord that doesn’t care about their tenants as long as they are not braking the law.
