Nice, but needs some TLC

Pros:
We used to live in this building and moved out during 2022. The neighbors were nice and the 4th floor views were great. Good sized apartment
Cons:
Dealt with cockroaches, owner raised our rent by too much

Keep the rents lower

Decent Building with Responsive Super

Nicely sized apartments Responsive and present super (not live in) Many tenants who have lived there for many years
Cons:
Not updated very often There was a rodent and cockroach problem throughout the whole building especially with many people moving in and out in recent years Landlords let leases lapse to go month to month

This building is falling apart, don't pay the landlords overpriced asks.

Pros:
It's old so its cool. That's it. The super is great and deserves more than he gets for being so patient and diligent with this place.
Cons:
The building is falling apart, cracks in the structure everywhere and serious water damage, the roof is full of holes, your apt will leak, the building is full of bugs and all your appliances, the few you get, will be from last century, if not, the beginning of this one. Maintenance requests can go ignored for years and recently our neighbor's bathroom fan caught on fire due to old wiring. She was blamed. There are no fire escapes, tenants are not screened and a repeat sexual offender lived here for 2 years. It has mold and it's new facade isn't even a year old with cracks in it. 100% over priced, don't move in regardless of how cool it looks.
Advice to owner:
Answer your tenants when they ask for help and don't raise the rent before you fix the problems. Your building is not worth what the other buildings in the area are asking, you have to match their quality before you charge their prices.
