Pros:
Nothing at all.
Cons:
Landlord is terrible. Only way to contact is by calling a phone number he barely answers. Their are rodents and cockroaches. There are dangling wires outside the building. There’s two holes in our wall we’ve been trying to get fixed since move in. Water pressure is bad. Heating doesn’t work. It is unlivable by most standards. The landlord is notoriously obstinate, to the point that a tenants union was formed to fight him three years ago. He is constantly in housing court evicting people or fighting against reasonable complaints. Rather than fixing things like adding a lock to the front door or giving us a key to our mailbox he prefers to delay and avoid. Very strange situation. We had to fight for a month and a half to get our mailbox key, calling every day. We’ve given up on fixing the holes in the wall. We have only been here four months. We have heard even worse horror stories from the tenants who lived here before. Truly insane what landlords here will do to their tenants for no reason at all. There is no decency or humanity. We were essentially tricked by Jason at Compass reality to move in. We were told all problems (like the holes in the wall, broken heat, no mail box key, no door handle) would be fixed by move in. That didn’t happen and it became clear it never would. The realtor blocked our number after handing us the keys. I’m shocked the people involved in this building scam aren’t in jail.
Advice to owner:
Tear down the building if you’re not going to fix it.

Avoid Deodat "Rupert" Lowtan at all costs. Do not subject yourself.

Pros:
My neighbors have been kind, considerate, communicative people who are interested in problem-solving and bettering our experience
Cons:
-Dealing with the landlord, Deodat "Rupert" Lowtan, is an excruciating, frustrating experience. He does not use email. He is difficult or impossible to reach by phone. He does not take electronic payments for rent, taking only certified checks. He is confrontational when he arrives, and shirks accountability at every turn, The property I lived at had a basement infested with rats.
-As I began my process of moving out, Nooklyn agents informed me that they no longer do business with him because of his vast neglect of his properties. Beware agents that still do business with Rupert, they do not have your best interests at heart.
-Finding eggshells packed into holes in my walls, hidden by loose baseboards.
Advice to owner:
Keeping maintenance appointments and doing maintenance is a part of having tenants. It would be great to uphold that part of your lease agreement.

duplex of your wildest nightmares

Pros:
good location, close to park, train and all the restaurants and shops on knickerbocker
Cons:
completely filthy, not taken care of, unpainted, broken buzzer, front door is a mess, I could go on
owner only accepts checks for rent but deposits them MONTHS later... I legit had to open another bank account to account for this
Advice to owner:
take better care of the buildings you own and the tenants that pay you to live there

Close to the bars and restaurants
Cons:
No AC or windows in the living room. Door locks are old and miserable. High ceiling bulbs needs to be changed. Fridge has done its time, bagging for retirement. Online deliveries disappear like a ghost. I use Amazon hub for pickup. Bugs and cockroaches everywhere. Landlord NEED to be responsive.
Advice to owner:
Visit your building and hear your tenets.

Just Say No!

Pros:
Great and convenient location. Lovely neighborhood and you’re close to everything. Large backyard access if you’re on the first floor. The building itself would be great if it was actually maintained!
Cons:
Notoriously horrible landlord. Currently 2021’s #20th worst landlord in NYC according to NYC’s public advocate. Takes months to respond to your repairs, no matter how severe, and then cusses you out over how expensive they are. After 3 years and dozens of calls to HPD our apartment is finally… mostly… up to code. The 3rd floor apartments in this building are still illegal duplex units. Don’t rent here!
