Great landlord, loud block

Pros:
This building is so close to the M train, it’s hard to focus on anything else. Great light throughout, including the skylight in the stairwell. Close to Mr Lemon, and everything else Knickerbocker has to offer. Landlord is extremely nice and shows up and helps and fixes to the best of his ability.
Cons:
We had a roach problem, and even with extreme measures, they always came back. My theory was the other units weren’t taking care as much, and the pests were in the walls but also walking under the door. We also...left dishes out sometimes. The corner has three or four good trucks/carts/stands, and it gets pretty loud at night on the street, people driving by blasting that bass. Also, there was an older gentleman who would party on the weekends, but sometimes until the actual morning. One weekend they partied for two days straight. We called a noise complaint on them every time (around 6 am), and would be greeted with “I don’t give a fuck!” Screamed through the halls. I’m sure by now he has been dealt with, but the neighborhood seems more geared to that type of experience than a quiet book and chill pet situation. Oh also no pets.
Advice to owner:
Get that asshole evicted somehow. I know. Easier said than done.
