Unresponsive mgmt + building issues

Pros:
updated interiors, lobby in good shape
good location - near the subway and lots of stuff around
generally functional
exterminator comes monthly without needing to request
Cons:
management takes forever to respond to any issue, if they respond at all. follow up is always required
front door has been broken on and off for months on end with no real fix (never get a package delivered bc you’ll never know when the door breaks again and your package disappears). the building is on a busy street. it’s a safety issue.
we’ve had mice and roaches occasionally - luckily not too bad
walls are thin (can hear neighbors talking) and sometimes leaking
tenants are responsible for their own garbage, which means people and pests dig through garbage bags and leave trash everywhere on the street. the building has been fined several times but appears to not know or care
