A Very Noisy, Inexperienced Landlord. Know Your Rights.

Pros:
The space is nice as is the landlord and his family. They care about the building and the neighborhood.
Cons:
First time landlord. He means well, but has little idea what his role is and no idea what tenant's rights are or how to appropriately respond when he wants something and you say no. Will double down on things he doesn't know instead of looking it up. Caused huge amounts of stress. A "my house my rules" approach. Thought raising the rent 10% was generous. Noise is a huge issue. The landlord lives above with 3 kids and a dog. He will downplay the noise or say he "soundproofed" but this is untrue. They would knock the smoke alarm out of the ceiling from all the stomping and running around. Both bedrooms are under the noisiest parts of their home: their living room and their back deck. They are early risers and you will be too if you aren't already. The front bedroom gets street noise as well as their loud talking right outside the window early mornings. Rats in the walls constantly trying to gnaw their way in. Don't live here if you want a peaceful existence. It's not worth the noise and the stress.
Advice to owner:
Educate yourself on tenant's rights and how to be a landlord in this city. Adjust your expectations. Take better care on how you communicate.
