Pros:
Honestly the only pros were our sweet neighbors and the L being a short 8 min walk.
Cons:
DO NOT LIVE HERE I REPEAT DO NOT LIVE HERW!!! Where to even begin...when my roommates and I moved in there was garbage and glitter all over the floors and ants in the kitchen cupboards and black mold in the bathroom. One bedroom was missing a literal doorknob. We were told we’d have laundry in the bulding but after we signed lease we were informed there was no laundry (I made the mistake of not asking to see the laundry with my own eyes). The inside of our fridge door was held together with some type of glue, which we found out after it broke and the door couldn’t close. This happened within the first few weeks of our move in. Management took weeks to fix it and “get parts” because they were too cheap to replace it, and their handymen didn’t seem to know what they were doing so it broke TWO more times. Their handymen also repeatedly yelled at me and my roommates and made sexist remarks towards us. They also did not wear PPE during the pandemic because management didn’t enforce it. The faucet handles also repeatedly broke off because they were also glued to the sink. Noise levels varied from party level loud to quiet, usually cars are honking on the street at some point throughout the day. Garbage disposal was late or non-existent numerous times. Our heaters rarely worked and the day before we moved out, which was during a snowstorm, one of the heaters started shaking and making loud noises and leaking hot water, which became a safety issue. We couldn’t move out after the storm on Feb 1st, the one where the city mandated that no cars were supposed to be on the road unless it was an emergency, because management said they’d charge us and we just wanted to get out of that hell hole. We also had mice during the winter, which again took weeks to “fix” aka the handymen placed sticky mousetraps around the apartment and that was it. Other tenants complained about similar issues as well as overcharged gas bills, leaky pipes, and various forms of mistreatment and harassment. Management refused to give us the landlords name and number and generally was extremely slow to reply, if they even did. We connected with other tenants during the start of COVID-19 (surprise surprise management tried to add illegal late fees to our payment accounts during this time) in order to get a better idea of how everyone was doing and being treated so that no one would feel alone or pressured when harassed by management. We used https://whoownswhat.justfix.nyc/en/ to get more information on the landlord, Dominique Vabre, and properties he owns (there’s a lottt of HPD violations and exploitive practices that are evident from the website). Luckily we also made notes on HPD violations and learned from various Yelp reviews on Safeguard management that others faced similar and worse situations and what they did, especially in regards to getting their security deposit returned. We paid $2950 a month, and now we live in a very clean and well maintained apartment for $2600 in the same area and double the space. They also tried to take our security deposit and it took weeks to get it back, which is unfortunately normal in NYC but still a pain. The landlord yelled on and on at my roommate on the phone when she called him about it since it was over two weeks late. Management will screw you over as much as they can and this was the worst apartment I’ve ever lived in. If I could give negative stars I would because these only hit the surface of the cons of this building, especially in regards to safety precautions during COVID-19 (aka they were non-existent).
