Illegally deregulated units, nonresponsive management, and an overworked super
Pros
The neighbors and the super are wonderful people. We've created a great community here, bonding over our terrible landlord. We have an overworked super and a tenant's union.
Cons
SHADY SHADY SHADY! Building conditions have to get dire before the manager intervenes. Even then, our tub has leaked into the downstairs apartment for over a decade and the landlord just has the super put some caulk on it (rather than investigating the structural cause of the issue). Don't move here unless you're ready to be part of an active tenant's union. You're gonna need it.
Advice to the owners
Treat your tenants with respect and dignity and use Zelle already.
Overall decent building to live in
Pros
 I lived on the first floor, but my apartment was not facing the street. So it was quite quiet and comfortable. The space is extremely big and living room is ginormous for a Brooklyn apartment. Superintendent is very responsive and helps quickly but building management is not. Pest control came once a month and would also give us mouse traps just in case, but we usually never needed them. 
Cons
Building management is extremely terrible and unresponsive.  Packages would go missing every once in a while from someone coming into the building and stealing them. 
Advice to the owners
Take better care of the tenants and work to be more responsive and cautious of their needs
