Poorly managed building, units in bad condition

Pros:
Great neighborhood, spacious units with great layouts. Price is usually pretty good.
Cons:
High level of noise from both the train and the street. Poorly managed building is kept in bad condition overall. Pest infestations common. Overall condition of units is bad at this point. Things were a bit better 10 years ago.

Pros:
Good structure good neighbors nice location, close to the park
Cons:
Frequent roach infestations and washers have been broken for months and are unusable, packages stolen, people smoke in the stairwell

Take care of the building

Lots of potential, feels like owner gave up after preferential rent was axed.

Pros:
Rent stabilized. Nice location close to the park and subway.
Cons:
There is a laundry in the basement with five washing machines, two of which work. Four driers, two, sometimes three work. It has been like this for years now. Pest control comes first Saturday of the month if you are prepared to stay home all day and wait, otherwise he might slip a gluetrap under your door, if he ever comes. The mice run the building. The super is nice but repairs are superficial so the problem always returns. Also, we are plagued with package thieves. Open, emptied Amazon boxes are a common occurrence. The building has a couple of cameras but so far that has achieved nothing.
Advice to owner:
Fix the laundry. Fix the leaks. Make war on the mice.

Pros:
Price and location generally pretty desirable. Mostly quiet.
Cons:
Smells. Laundry broken indefinitely. We’re talking years. Critters of all sorts in, on and around the building. Super responds occasionally. Used to be better.

Pros:
The location can't be beat and the neighborhood is great too. The super is wonderful and responsive. Elevator and garbage shoot is nice to have.
Cons:
The machines in the laundry room are mostly broken. The company contracted to manage them really doesn't do anything. The noise takes some getting used to from the train and Flatbush.

A deeply unpleasant place to live

Pros:
The super is very kind. Management problems are not his fault.
Cons:
- “Neighbors” who smoke and drink in the hallways until 4 am. If you are a woman, you will be sexually harassed by them. - Cockroaches and other pests. Found several dead mice when we moved in. The monthly pest control service is inconsistent and often just skipped. - The front door key has had many problems over the years. We have been locked out on numerous occasions due to malfunction, and at certain points when the key wasn’t working for anyone, management’s solution was simply to leave the building open for weeks at a time. - The management company has never responded to any of our requests.
