Pros:
Apartment had great space, large lobby
Cons:
Elevator broke down frequently.
Serious ant problem and rodent
Trash was also piled up outside
Tiles and floorboards were falling apart
Advice to owner:
Get better

Large apartments, nice elevator
Cons:
The super is hard to get a hold of sometimes and the fixes are always cheap/temporary fixes (my apt has extensive electrical issues and it’s always bandaid solutions).

The common areas are a mess with trash everywhere, garbage piles up in the courtyard, pests seen in common area.
Advice to owner:
Provide the resources to maintain the property properly and invest in plumbing and electric rival solutions that aren’t just temporary fixes

Pros:
Very spacious, tons of room, rent stabilized
Cons:
The Super has to tend to 2 or more buildings and a ton of apartments, he's just one guy and can't get to everything. That being said, we have had multiple leaks in our ceiling, our tiles in our kitchen are cracked, the hot water during the winter time is scarce, and our shower drain is always clogged.
Advice to owner:
Hire more than one person to manage all of the buildings you own. Don't charge 40-60x the rent if you can't even keep the apartments fixed.
