Great location but the complaints keep adding up
Former Tenant
Pros:
It’s across from the park and near 2 Q/B stations. The on site laundry is nice, when management maintains it. The layout for my unit is spacious. The heat works. High ceilings if you are into that with tall windows. The super is responsive.
Cons:
Bugs. So many bugs. Lots of small roaches and silverfish. There are mice. Constant problem no matter how clean. The pest control is iffy at best. There is no elevator. The water temperature can burn your skin if you aren’t careful. The summer is brutal as the building doesn’t have great insulation or airflow. There have been multiple water leaks with little done to address the source of the issue. The water often goes out.
Advice to owner:
Be a bit more thorough with your fixes. Check back in after something was requested. This is a beautiful building but it feels as though you are willing to let it fall apart.

Decent building, terrible owner
Former Tenant
Pros:
Location! Right across the street from Prospect Park. Good neighbors.
Cons:
Building owner not responsive; needed AC repair in the summer (temp. above 100 degrees) and took 4+ weeks to resolve. Owner retained portion of the security deposit when I moved out (in violation of NY housing laws; apartment was in better condition than when we moved in).
Advice to owner:
Quicker response times; adhere to NY housing laws regarding security deposits.

Beautiful and ruined
Former Tenant
Pros:
fantastic neighbors, pets, park
a few boho celebrities
super has good sense of humor
Cons:
roaches and leaks
bedbugs during lockdown
new 5th floor is shoddy
fraudulent overcharges on new, stabilized leases
refusal to renew stabilized leases
landlord’s daughter (who lives in bldg) gets fancy packages while elderly tenants live in substandard conditions
during lockdown landlord roamed property without a mask; after city re-opened he refused to get vaccinated, still showed up on property mask-less
new leases aren’t offered to brown folks
radiators sometimes emit toxic gasoline-y fumes during heat season
shower water runs boiling then freezing within seconds
deliberately doesn’t cash rent checks
Advice to owner:
take care of your building and tenants

courtyard could be garden instead of trash pile
