Plumbing disasters and unresponsive landlord

Pros:
Loved most of the neighbors, with the exception of a klepto package thief. There are quite a few friendly families, and younger working professionals
Cons:
The landlord Abraham Schwarz does not take responsibility for plumbing issues (which have led to flood damage, mold, sewage smells, and toilet water reverting/spewing into the bathroom. I and many other tenants also had to demand security cameras to be installed so that the package thief would no longer steal.
Advice to owner:
Do better.

Quiet location. Close to the park.
Cons:
Packages stolen. Trash in lobby. Never fixed gaping ceiling.

Fix the door so it can't be propped by a screw

Convenient neighborhood. Close to public trans Prospect Park and restaurants.
Cons:
In the nine years I've been here no new minority tenants...ALL white
