Old but decent apartment

Very quiet walls are super thick, super is very helpful and its worth it to build a relationship with him, management company is unresponsive typically, hallways are decently clean outside the typical nyc grime, courtyard is being fixed up and looks like it should be a great community garden soon.
Cons:
VERY hot in summer months, pests, I see roaches almost daily, ant infestation in spring, but both can we taken care of with regular pest management and the exterminator comes through regularly, minor cosmetic issues like caulking in bathrooms shotty, and the ceiling did leak once.
Advice to owner:
Fix the simple things

Pros:
Really good price for the amount of space my roommates and I got. Nice views of Brooklyn from the higher floors. LARGE kitchen with new appliances.
Cons:
Cockroaches and mice. Bundle up during the winter because the heat only comes on a few times a day. The main lobby and hallways were always dirty and had an unpleasant smell. Super was slow to respond to problems (aka broken, unusable toilet for 24 hours, unrepaired water damage on the ceiling). No secure place for packages so be sure to grab it the second it comes or else it's stolen. Not building related but there was a drive by shooting on the front steps. 5 people injured and 1 died.

my kitchen cieling collapsed and they left the gaping hole open for a week

roaches, my ceiling literally collapsed, shooting on the front steps, nypd constantly trying to get into the building, trash room was infested w roaches, always trash in lobby. ill maintained
DO NOT RESIGN YOUR LEASE IF LIVING W ROOMMATES THE SUBLET PROCESS IS A NIGHTMARE
Advice to owner:
listen to your tenants, if theres an issue you should fix it. And fire nadya in the management office, took her 3 weeks to process a sublet AFTER I had moved out
