Terrible Management Office

Pros:
- the super is responsive, and keeps the building clean
- neighbors are quiet and respectful
Cons:
- a lot of package theft with no secure delivery options - we can expect to see 2-4 mice in our apartment a year - management poorly renovated my apt and took lots of shortcuts. Materials used are starting to wear down quickly. - there is no modern and secure way to electronically pay rent. They only accept checks which often get “lost”. - the laundry room needs additional washers and faster repair turnaround.
Advice to owner:
Create more convenient ways to pay rent online.

-Spacious Studio ( small foyer..separate kitchen)
-3 closets ( coats; clothes; luggages)
-wood flooring
-warm centralized heater
-reasonable gas bill $20/month electricity $40-$90( depending on the seasons)
-internet $56 monthly
- supervisor- Julio kind & helpful- responded to calls: fix simple repairs
-washer/ dryer in basement
-daily cleaner on the building
-rent stabilized-$50 increase yearly or $40 for 2 years lease renewal
Cons:
-No proper storage of packages- had 3-4 packages went missing yearly- super cant trace it.
- CCTV around the lobby / basement/ outside building not functioning properly- just for display
- unit smoke detector not working
-washer/ dryer area in basement are not swept daily
- 1x washer is not fixed over more than a year
-dogs & cats are not allowed as per contract but old tenants are having 1-2 dogs in their apartment
-my kitchen are old- oven dont heat well; sink are old
- monthly pest control person dont visit unit even though you’ve listed your unit on the clipboard several times
- neighbors cooked “ smelly fishy” food & opened their unit 😡
Advice to owner:
- installed proper funtioning CCTV for safety/security ; renovate washer / dryer area; installed a new washer / dryer: create a locked storage area for packages; inform pest control person to visit unit in the lists; checked unit with dogs / cats made them aware of the bldg rules

Older Building but Great Space

Pros:
Good closet space, and overall apartment layout. I lived in a studio but it was more like a junior one bedroom.
Cons:
Laundry in basement was very dirty and hard to find a time where the machines were free to use.
Advice to owner:
Invest in more laundry for the amount of units in building
