Good no-frills apartment

Pros:
Note: some units have been fully gutted & renovated and now come with washer/dryer, dishwasher, microwave, and all new floors and windows. My unit has not been renovated and does not come with any of those amenities.

- Decent rent for apartment size: I rented a one bedroom apartment in 2022 for $1700 a month (includes water/heat utilities only). My unit is massive for NYC standards.
- Location: Next to Prospect Park, the Parade Grounds, and the subway.
- Building is extremely dog friendly.
- Management is responsive enough
- Friendly live-in super that tries to ensure your packages are never stolen.
- Great neighbors that watch my dog for me when I’m gone.
- Lots of light
- Manageable noise levels
Cons:
- I wish I had a washer/dryer and dishwasher, but you get what you pay for. I assume the renovated units are much more expensive.
- Neighborhood (top of Flatbush) lacks quality restaurants, bars, and coffee shops. You’ve got to walk a good twenty minutes before you find a decent cup of coffee or place to eat. I don’t really mind bc 7th Ave is just 15 minutes away via the Q.
- The Flatbush area will feel a little “rougher” to some, particularly at night.
- When I first moved in I had a roach problem. The issue was the unit below me, and I think they were evicted. At any rate, I don’t have a pest problem anymore, as management was responsive to send pest control. Still, I wouldn’t leave your dishes in the sink overnight.

Rented one of the newly renovated units, it was clean and updates were great

Entryway/building is showing age and dirty

Try to update the building where possible

This place friggin sucks

Pros:
Park is right there, spacious apartment, washer-dryer included, dishwasher included
Cons:
Terrible ant infestation, roaches in the walls, pipes leak everywhere, creating holes in the ceiling that drip constantly and mold, ventilation doesn’t work, things break and take six months to fix, people always standing outside on the street smoking weed
Advice to owner:
When something needs to be fixed, fix it
