Decent place, crappy owner

Pros:
Good price, good location, lots of natural light, well maintained bathroom and kitchen.
Cons:
Owner, it’s a private owner who didn’t feel the need to set appointments to enter. Location on Flatbush Ave above a 24 hour check cashing place, I developed a rat problem the owner didn’t really have a solution for. Trash is left at the curb by tenants. I made a mistake early on and didn’t or it out at the right time (I had no idea). After that the owner constantly blamed and threatened me with the fines whenever the city complained. While I’m not the cleanest person, (I have too many clothes and overall chachkis) the owner also made comments and was way too concerned about the cleanliness of the apartment. And even if his concerns were valid, overall he was too invasive and rude. He mentioned having to take the tenant above me to court because she stopped paying and I think that made him over compensate and be a little overbearing at times.
Advice to owner:
Get cameras to monitor people putting out their trash, also respect your tenants privacy and right to not want you in their home without them.
