Good space, Package Theft, Poor Maintenance

Pros:
Solid square footage for rent (before the post-pandemic rent surge) and great location.
Cons:
Big problem with package and mail theft in the lobby. I would avoid the apartments that look out on the interior courtyard/recessed basement steps. Not a lot of light, people smoke on the steps, and one tenant had a medical emergency in the space and management didn’t send anyone to clean up the blood and EMT supplies left behind for months.
Advice to owner:
Create a secure dedicated mailroom and install real security cameras

Pros:
Relatively clean, nice neighbors, responsive to maintenance requests. Chill vibe - management not overbearing or nitpicky. Elevator. Occasional noise at normal levels. Peaceful environment. Felt safe.
Cons:
Inner facing apartments don’t get much natural light and face other sides of the building. Package theft was a big issue.

Good location/neighborhood Super is helpful (Sterling) Apartment is good sized
Cons:
Cockroaches to be expected Maintenance is unresponsive & takes a looong time Management truly does not care about helping you, reception is condescending & dismissive Raised (tried to lol) rent in the middle of the Pandemic. Has taken EVERY SINGLE UNIT OWNED off of rent stabilization
Advice to owner:
Get new management, and a new receptionist; Friedy showed the utmost lack of interest in doing even the bare minimum of their job.
Maintain any record of tenants beyond whether they’ve paid rent.

Cons:
Building owners do not care about tenants AT ALL . They only care about your rent payment. The management office staff are dismissive, rude and unresponsive. The maintenance that is done is always the cheapest patchwork jobs almost never investing time and effort into actually fixing issues like leaks etc. All their vendor partners are the same, always looking for cheap ways to masks problems instead of fixing them. Mice, roaches, package thieves are all to be expected here
Advice to owner:
Stop being greedy and invest into your building and your tenants. Get rid of Fraidy from the office, her disdain for rent paying tenants is amazing. She does not treat any tenant call will concern or care
