Worst apartment I’ve ever had in my life, nightmarish

Pros:
The room is large and nice and SHOULD be a pleasant stay but the cons are too much
Cons:
Roach infestation, rat infestation, broken unfixed dishwasher, and the landlord/management are unresponsive and horrible. They intentionally ghost residents to force them to move out. I complained about a cockroach infestation that’s affecting the whole building and they told us to sign up for a pest control sheet for a company they quit paying for months ago. Joke of a landlord and human being

Neighbors are nice and friendly
Elevator that works/doesn’t trap you in it sometimes

Cons:
Cockroaches are going to be present in the building in every unit until they gut it. Totally unfixable without major intervention.

Upstairs neighbor’s shower had a hole in the tiles (which they had tried to get management to fix for months, to no avail) and we first reported leaking in January, in June the ceiling ruptured and a giant hole of mold and dripping water went unresolved for months. They do not care about you in this building. We couldn’t shower there without having mold rain down on us for months. Super and management did not care whatsoever.
Clearly preying on rent stabilized tenants who are stuck in the units due to the affordability, and using this as an excuse to be negligent in taking care of the property.
This building is owned by A&E which is a HUGE company with a team of lawyers, if you try to take them to small claims they will send their attorneys.
Advice to owner:
Do you understand that human beings, just like you, are trying to live safely in this building? Do you care?

Great location; sucky building

Pros:
Pretty outside, some nice original architectural details in lobby. Street is tree lined and attractive. Relatively quiet except 1 neighbor; good closet space; bamboo flooring is new
Cons:
Roach issues; elevator breaks down frequently; door buzzer has never worked and they will not fix it; leaky pipes all over building causing frequent leak issues; took them months to respond to our leak reports, then months to fill in the 3 giant holes left by repairs with anything other than cardboard. Mushrooms were growing from the ceiling. Major leak damage evident in laundry room. Ceiling patches in my apartment from water damage are flaking from continuing leak issues. Building is supposed to have 3 clothes washers but one was removed 1.5 years ago and the other 2 break down frequently; lobby musty and gross smelling probably from water damage; our bathroom is also musty and gross smelling; our toilet seat is so old it’s peeling but I doubt they’ll replace it so haven’t asked. They appear to be pushing long time tenants out and doing superficial renovations then bringing in new tenants for more rent.
Advice to owner:
Get a soul and take care of this once beautiful building. It and the tenants deserve better

Proximity to park, size of apartments
Cons:
Dirty, poorly maintained. Management clearly wants all the long term rent stabilized apartments out so they can raise rents. Cockroaches everywhere.
Advice to owner:
Get a conscience. People live in your buildings.
