Nice apartment but bad maintenance

The building is beautiful the apartments are large the neighbors are friendly it’s safe and mostly pleasant place to be-close to the park and the subway. The landlords are good at doing basic things (we had a pest control issue when we moved in bc of a previous tenants animal they were responsive with - our fridge broke and they replaced it)s
Cons
For the most part I like living here but the apartment was dirty when we moved in and the shower didn’t have a shower head. The paint is really badly done too - like marks all over the floor and weird green smudges on the walls? The heat is really bad - when we first moved in it was on a lot to the point that you had to open a window classic New York style but in the past few years the super rarely turns it on and when it’s broken he doesn’t communicate- this holiday season it’s been off a lot which has been miserable as it’s so cold out and today it’s been off for 24 hours with no communication from him or the landlord. The hot water is slow to heat up and bad water pressure - we are on the top floor so maybe it’s that? But sometimes it takes ten minutes for hot water. We also had a leak during a storm and our kitchen window rained for the the entire thing into the kitchen and there are gross marks all over the wallsFrom that now and they were not responsive to that. The garbage area is really grim. The heat thing is probably the worst thing though - it’s under 20 degrees in here which isn’t legal and the super doesn’t care.

Pros
Building management was responsive when you called them. Neighbors generally quiet and nice. Apartments are sizable from NYC standards.
Cons
knew of apartments that had bed bugs. we had cockroaches (but mgmt did do monthly spraying and were responsive if you had an issue). Packages were stolen a few times.
