Terrible, unclean building

Pros:
The noise levels are kept to a minimum by neighbors and most people living in the building are friendly. There are rent stabilized units.
Cons:
Pests are a HUGE problem. Even on the 7th floor I have dealt with roaches, spiders, centipedes, knats and even two different fly infestations. The building is barely maintained, spills are frequent in the hallways and elevators, trash is everywhere outside, the front door locks are always broken. I have had major leaks from the roof and management took nearly a year to fix it and it wasn't done well because my walls are still stained. All they do is put bandages on problems. The heating in the colder months is so hot that I have had to run my window AC units throughout the entire winter. Wouldn't recommend anyone waste their money living here.

Don’t waste your money

Pros:
The units are spacious but that’s about it.
Cons:
The building was dirty more often than not. That’s to no fault of the super. He was just one guy doing EVERYTHING for the entire building. Management should have hired cleaners or something to help.

There is a major pest problem. Roaches invaded my apartment despite me cleaning everyday. And many of the people who live in the building do not have respect for their neighbors. Loud music, trash thrown in the lobby and staircase. I even saw dog poop on several occasions. People hang out in front all night smoking.

The building is not secure. I never felt safe going into the building late at night. And I had packages stolen on multiple occasions. And the building ALWAYS smelled.
I was happy when my lease was up!
Advice to owner:
Do better. Would you want to live in such conditions?

OK for an older building

Pros:
The price is ok but it is an older building. Heat, hot water and cooking gas is included in the rent. I moved here because it is centrally located and it has on site laundry and a garage parking.
Cons:
The Super is delayed at fixing things. I call 311 for a faster response. There is a leak coming from apartment above. I've had several complaints in the last year. They scrape, plaster and paint over it instead of finding the root cause. Some of the neighbors are pigs and throw trash in the hallways and elevators. The cleaning guys do their best with what they're given. Men hang out in the garage alley way drinking, playing loud music and talking loud every night. The parking fee was raised $50 without notice.
Advice to owner:
The super is always delayed to fix things.

This place is not it.

Pros:
I like that this building is near the train station and my apartment is HUGE.
Cons:
Management didn’t think to patch up holes in my home before moving into it. Because of this, I had a mice problem for the first 6 months of living here. It was constant asking mgmt to bring an exterminator, constantly finding a whole they need to patch. Other than that, it’s just like people don’t even care about the building. People will literally spit in the hallway, just be loud during all types of hours, and smoke cigs inside the entrance. I couldn’t do this place again.
Advice to owner:
Do better. I feel like because a lot of these people are lower income and prob don’t address issues as much as they should, you don’t make an effort to ensure their living conditions are on par. That should not be the case.

THIS BUILDING HAS BED BUGS. Not sure why it says "No history" of bedbugs because it absolutely does.

The smells and bugs and blah

Two elevators, and that’s basically it.
Cons:
Smells throughout hallways, roaches coming out of hallway trash closet, people slamming doors, loud talking outside late at night, packages stolen multiple times, side doors broken so anyone can come in, front door doesn’t latch, buzzer doesn’t work.. asked for it to be repaired, never followed through

Please listen to your tenants when they have concerns.

Nightmare

Pros:
Neighbors are generally very nice, and my fiancé & I picked our kitten up from the alley outside.
Cons:
Landlord Barry Hers is a criminal on the run. Mold in the heating ducts made me wheeze every time the radiator kicked on, high volume of bugs, extremely loud music from the alley below, packages constantly stolen from downstairs due to completely unsecured doors, and it always smelled terrible.
Advice to owner:
Get out of the rental business, or take an ethics class. Either works.

Elevator, huge sized apartment, lots of closet space
Cons:
Got bed bugs. Someone lit a mattress on fire in the hallway. Would have cockroaches literally raining from the ceiling and in every single nook. The kitchen and bathroom flooded time and time again from upstairs. The bathroom was painted and never dried properly, things would get stuck to the paint - then it all started to peel off and we would have had to vacate for 2 days to get it painted again because its so toxic...
Advice to owner:
Stop being a dirty slum lord.

Laziest Super Ever!

Pros:
The older porter in 270 does excellent work. While the younger ones smoke marijuana in the backyard of 250.
Cons:
The super is well aware of the congregation that tenants have in front of the building which causes noise nuisance and left garbage on a daily basis and he doesn’t enforce loitering. The stairwells are disgusting. Urine, garbage and it smells.
Advice to owner:
Stop concentrating on the garage and focus on providing a clean and safe place to live.

Horrible maintenance
Infestations, specifically roaches and bed bugs (the apartment above ours had an infestation that management wouldn’t help with for months, and it came down through the ceiling)
Difficult to get repairs

Frankly, it all comes down to how the landlord mismanages everything. There’s an article in Gothamist about him from 2016.
Advice to owner:
Please invest more money in maintenance and pest control.

Illegally destabilizing building

Pros:
Units are usually spacious and still cheaper than the rest of Brooklyn -
Cons:
But that’s because this building was part of the cluster shelter program. The landlord participated by making his own third party non for profit under an alias to be compensated for signing leases for homeless folk while also receiving compensation for allowing the city to use the building. As a result the building was in seriously bad shape and now they’re renting out the units under the guise of a good deal w/o disclosing that units are stabilized. REQUEST YOUR RENT HISTORY!!
Advice to owner:
be transparent about the buildings history, treat the remaining tenants from the cluster site project with respect instead of trying to unrightfully remove them.
