Overpriced, cheap build, rent hikes despite people not wanting to rent here

location, view (until new buildings constructed), light, space
Cons:
initially promised rooftop grills and reneg'd, common areas not well maintained (broken pool cues, nonfunctional theatre room, no cable in gym/common space, worn rooftop furniture) despite charging fee for access, very loud street noise (windows poorly soundproofed), poorly sound insulated building (hear everything on your floor especially from the hallway), smoke free property but smokers right outside the front door (and hallways often smell of smoke), AC units will drip on your furniture (they did not buy the unit with a drip tray it seems), cannot open windows further than like half an inch and wind will blow them shut (also they dont clean exterior windows), very limited bathroom space/functionality to appear "chic", industrial look of building takes wall space and just seemed like an excuse for shoddier construction, takes majority of deposit for normal wear and tear (or charging like $15 for a single very small allen key that they refer to as a door unlocker). Also changed building managers every month it seemed.

The building is new and in a good safe area, only a few blocks to Q train
Cons:
The building has a lot of foot traffic. People illegally list Airbnb and ppl show up all times of night. Packages often stolen. Low income people who don't pay full rent have their kids running all over the building. Property manager doesn't respond to emails

Near transportation and anything else for your daily needs. Generally well-kept building and very responsive super, nice amenities, mini-split HVAC
Cons:
Loud intersection, loud neighbors, smells like smoke and can leak into the apartment through the doors, apartment wasn't well cleaner before move in

Pros:
- super is very friendly, helpful, and responsive when he's on site - tall ceilings and industrial aesthetic - balconies (I think in every unit) - great amenities: rooftop, courtyard, small gym, laundry, pet-washing station, rec rooms, package room - washer/dryers in unit - virtual door system - very accessible to the B/Q at Church - very clean and well maintained overall - other tenants generally friendly and polite - heating/AC in each room - parking available underground
Cons:
- management can be slow to respond to communication - super doesn't live on site, so is less able to help with things on evenings/weekends - trash rooms can get gross or overflow by the end of the week - other tenants sometimes loud (and the vent system isn't great so you can hear through) - parking is pricey (over $400 a month) - though the insulation is generally good, can be a fair amount of noise from the Caton/Flatbush intersection

Overall nice apt but wouldn’t live there agaim

New build, laundry in unit, beautiful rooftop and gym access.
Cons:
Property manager sometimes unresponsive and some noisy residents that would smoke in their units.
Advice to owner:
Work on response rate and further evaluation of tenants before agreeing to rent to them.

Cons:
Management constantly trying to rip tenants off. We received aggressive emails and texts from management constantly When I moved out they tried to withhold my security deposit for scratches and loose door handle .
Advice to owner:
Be a decent human !

Location is really the only pro. Otherwise, not much else.
Cons:
Very loud neighbors. Building management doesn't do anything about it. Supposedly a non-smoking building but often come up to your unit and walk through clouds of weed. Hey, its Brooklyn, but don't try and pretend you are smoke free. The gym is missing equipment, and they also try to charge a ridiculous amount for amenities considering there are many quality gyms in the area. The walls are super thin. I literally hear my neighbour snoring behind my head every night. Oh, and have a problem? Don’t even THINK of asking management for help. At best, you will get a snarky response that does not help fix the issue (“Oh, that is broken? No no, we installed it that way on purpose and that’s how we intend it to me”). But you’re more likely to just get ignored.
Advice to owner:
Stop trying to be a luxury building. You are not.

good location; lobby & hallways were cleaned often
Cons:
this building is new as of 2021 and is incredibly poorly constructed; the finishings are sloppy and the walls are very thin. Paying way too much to live in a tiny space. The management was constantly changing and then they charged us for regular wear and tear on our way out.

Cons:
It’s very obvious that the building wasn’t ready for tenants. Something is either broken or being worked on literally every other day in the building, including in the units. There is absolutely NOTHING about the building that reflects the original ads posted online. Management is also extremely rude. I simple question gets a sassy response. Almost as if whatever the issue may be, it’s your fault. Feel like a prisoner in your own “home”.
Advice to owner:
Do better.

High ceilings, new finishes, big bathtub, decent storage, washer dryer and dishwasher
Cons:
It is impossibly loud in this building. Cannot even open my windows and take a call because the street noise is so loud. The people who live in this building are not good neighbors and not respectful - smoking (pot and cigarettes), parties, fighting and yelling at all hours, packages stolen etc.

Great building with noisy neighbors

1. Very responsive management team who stick to the rules. Love that! There were unsupervised children playing in the courtyard and rooftop who smacked their heads on cement while playing, I’m glad they stick to the rules of no unsupervised children playing in amenity spaces as it presents a safely problem. On top of that, the unsupervised children got caught by parents throwing rocks at people’s windows. It was a whole yelling match in the courtyard. 2. Super is extremely nice and is willing to help out with anything. He gave us his phone number and will come to check on things in our apartment. 3. Unused gym- get a whole gym to myself and they take care of issues in the gym quickly if a piece of equipment breaks. 4. Mail is never stolen, all mail is moved into the locked mail room and lobby is always fresh and clean. 5. Both elevators are working again! 6. Love that they don’t let people throw huge parties in the commons spaces. I feel really comfortable bringing a few friends over to hang out in those spaces, glad that there aren’t huge parties cause I don’t want to deal with noise and mess. 7. Easy to access the park and subways.
Cons:
1. Neighbors have children who are really loud and yell at all hours. Walls are thin. And people will have full on arguments in the hallway and have no consideration for their neighbors 2. the trash in the front needs to be cleaned better when it’s disposed off, cause on the weekends the entire front part of the building is littered with remnants of trash day
Advice to owner:
Love the responsive management team! Wish my neighbors would be quiet. And wish the front of the building would be picked up after trash day!

New building but the design in amenity space is so bad you can’t use them
Cons:
When I first moved in Landlord promised washing machine and parking spot to me, I moved in nothing was ready since they promised that in writing they gave me a concession but when management recently changed they charged me back for the concessions they gave me in writing!

Industrial Chic, Hyper-Surveilanced Apartment in BK

Relatively new building with many amenities (package room, gym, lounge, roof access) — conveniently located
Cons:
The management company and rules are VERY aggressive. In the first few months of living here, we have already received 4 rude and intimidating emails to the entire building where they threaten tenants to comply with hostile rules or be forced to vacate. They make aggressive statements like “trust us, the cameras in the gym and throughout the building are working just fine”. There is a beautifully finished courtyard that can’t be reserved or used for gatherings because it’s surrounded by units, meanwhile they send threatening emails regarding children playing in the area — such a waste of space. To have a gathering on the roof, they force tenants to pay an $800 fee with a $1,000 deposit…TO USE A BUILDING AMENITY. Mind you, they micro manage and ban the consumption of alcohol, playing of music, or gatherings of more than 3 people on this MASSIVE rooftop — another waste of space. The entire time living in this brand new building, only one elevator has been in operation and it is sloppily covered with styrofoam boards on the walls and cardboard duct taped to the floor which has become trashy and musty from rain and foot traffic. The building has also been fined for the improper disposal of trash — who wants to see trash covering the entryway of the building you live in. Only live here if you want to be watched like a hawk anywhere besides your apartment.
Advice to owner:
Don’t bother making building amenities that you’ll threaten the community from using — it’ll save us all on rent. There is no need to send hostile emails to the entire building.
