Spacious and neglected

Pros:
Large apartments and friendly neighbors
Cons:
Super and mgmt are always at odds, nothing gets fixed until it's absolute crisis, elevators work 2/3 of the time
Advice to owner:
Fix the building! So many issues

Affordable large apt in a building with tons of issue

Pros:
Affordable large rent stabilized building. Heat is super hot in the winter, the super is nice and so are most of the tenants.
Cons:
The building is very old and not well maintained, the apt came half-fixed, tankless toilet will stop working days in a row, water will be cutoff a couple times a month absolutely without notice, bathroom ceiling constantly leak, rats, flys and roaches comes in the summer, and elevator doesn’t work 30% of the time.
Advice to owner:
Please fix the building and get rid of the pests.

Pros:
Very large, rent stabilized apartments.
Cons:
Elevators constantly break, laundry room often locked when it’s supposed to be open. Super is great but very overworked. Management company might be breaking rent stabilization laws and definitely treats longtime tenants (primarily Black) worse than newcomers (gentrifiers)

Amenities include taking out the trash
Cons:
The water is off sometimes in the year and the elevator is as consistent as the weather 👍🏽
Advice to owner:
If someone needs work on the building fix it today not next week or it just be a lie

Big rent stabilized place

Pros:
Laundry in basement, multiple elevators. Big rooms and closets.
Cons:
Laundry only open during business hours on week days, SOL if you have a day job. Floor and ceilings paper thin in living room: noisy. Mgmt a non presence in building. Super only helpful during business hours. Once had a huge leak on a Saturday night. Neighbor had to call FDNY to shut her water off because super was out of town and management unreachable!
Advice to owner:
Open up laundry to later or weekend hours.

Beautiful Pre-War

Pros:
Enormous apartments that are decently well maintained given they’re rent stabilized. Many tenants who have been here for decades, which makes for a nice neighborly vibe.
Cons:
Shady landlord who ignores long tenured tenants and illegally rents apartments to AirBnB management companies rather than accept the below-market rate on stabilized units. Overworked super who is lovely but doesn’t have enough resources to get the job done. Management refuses to invest in critical infrastructure and never returns calls.
Advice to owner:
Treat your employees better, stop overcharging for rent stabilized units, and return calls when you say you’re going to
