Three Years There

Pros:
The building has a lovely rooftop, but for a while people in the neighborhood or elsewhere were gaining access. It was not secure and limited to the building's tenants. Landlord is very responsive to any immediate repairs.
Cons:
As I said in the pros, the building's rooftop was not properly secured and limited to the residents only. There was a fair amount of bike thefts from the garage door, which was broken for a while and so was the front door. Each floor has its own trash collection room, which should have been emptied DAILY because of its small size in proportion to the number of people on each floor. Packages were regularly stolen, even with a code to the room.
Advice to owner:
Hire a live-in full-time super and figure out a way to better secure the buiuldi

Serious Roaches Infestation/Basement smells like dead rat

Close to Prospect Park, next to the 2/3/4/5/Q subway. But STAY AWAY!!!!
Cons:
Large amounts of Brown-Banded Roaches were present EVERYWHERE, moved in 1st day and encountered so many inside the apartment while there was NOTHING (food, furniture) in the apartment. Now is one month of ongoing battle, and the infestation still persists.
The basement smells like dead rats, the laudry room is poorly managed.

Too expensive for what you get

Pros:
I enjoy the relative safety of the block and how close I am to the grocery, bodega, a gym ect. The super is pretty responsive. The bathroom is very spacious with good water pressure. Noise control from neighbors is good and it has an elevator, gym, shared laundry and a parking garage.
Cons:
The package room is unorganized and such a mess. It takes me 5-10 minutes to search through the mess to get my packages. The building has a sewage stench to it. They lock the garbage shoots 24-hours a day so there’s just trash throw in the trash room which is really unsanitary. The landlord is impossible to get in touch with and the Super is off on Saturday’s so if you have an issue on the weekend you’re out of luck. My doorknob was jammed on Labor day weekend and I was locked in my apartment which was a huge fire hazard and I was just told to call a locksmith or the fire department.
Advice to owner:
Get the smell checked, better sanitary habits. Lower the rent.

**BEWARE** 186 Lenox is ran my extremely negligent money hungry slumlords and this complex is a disgusting hazardous unsafe dump with the most repulsive smells. Between the overbearing smell of hundreds of dead rats, roach infestation, constant broken elevators, leaking pipes and a flooding cellar when it rains (where the laundry room & filthy gym that has never been cleaned are located) and the electrical hazards throughout you might as well save yourself the money and move to Marcy Houses. Crackheads sleep the garage and packages are stolen constantly. It got to the point where Amazon stopped resending orders and had a note on my account because of the constant theft here.
I lived here for 3.5 years and the issues started the day I moved when they gave me the keys yet a squatter was LIVING in the apartment with bags of laundry and personal belongings and the place was filthy where they had to send someone to clean it! After $7k to move in! Cops were constantly called for violent domestic disputes, drugs were sold on my floor and on late nights coming home we had to share the elevator with some incredibly scary & shady looking people. The violent crimes within a one block radius made me delete the Citizen app off my phone. Every other day someone was getting shot or robbed at gunpoint. There are cameras in the building, none of them work. I had a $600 package stolen from Saks that they refuse to resend as it shows delivered. Yidel (management) told me to file a police report and promised to give me the footage for 8 months, eventually I stopped asking.
I moved recently, thank God, and they’re illegally withholding my deposit even after the office clerk asked me for my new mailing address to send it to (I recorded this conversation) but to my knowledge from other former tenants this is the norm. I have photos, videos, screenshots w/ with management etc. They have 4-5 legal names because they do shady business. They go by All Season Management, KYBuilders, 186 Lenox Realty LLC, and a few others. Avoid this place!!!

Being a negligent money hungry slumlord is going to put you out of business.

Building is newer and the people that live IN the building are nice.
Cons:
Neighborhood is filled with nasty people that leave dog feces and trash all over the streets and sidewalks. If you’re a woman be prepared to be harassed by all the guys that hang out on the sidewalk all day everyday. Young guys sneak into the building and harass people in the lobby and on the roof. Roaches are a huge problem no matter what you do. And the building constantly smells like death. Oh, and there’s a bar across the street that is filled with people that will do everything they can to make you feel unwelcome.
Advice to owner:
Property owners are up against a lot in this neighborhood. I feel for them.

The building super really tries to maintain the building and is helpful and responsive. And it has parking!
Cons:
Management is neglectful and unresponsive, there are no cameras in the parking garage and people trespass constantly. People also trespass to use the roof and litter
Advice to owner:
Actually watch the cameras and maintain your building to keep it safe

Nice building but has a HUGE pest issue

Nice roof, easy access to subway if you dont mind walking a little, gym although its basic equipment its still nice, laundry on site
Cons:
There is a big pest issue, Roaches, Bed bugs, gnats in building, roaches in our fridge and all over no matter how many times they send pest control. They did not alert via email that there was a bed bug problem in the building, they only posted a notice close to the elevator but if you're not looking you will not see it. There is a terrible smell of dead rats in the elevator and downstairs in the basement where the gym and laundry are. The laundry machine don't wash that well, we've had to take our stuff to a public Laundromat to wash our clothes properly. People with dogs walk their dogs on the rooftop and the dogs poop on the roof and they dont clean after them.
Advice to owner:
Take better care of your building and fix the pest and rats issue

The building is quiet and has nice amenities and is in a good location in Flatbush
Cons:
There are pests in the building, it’s worse in the summer, and the exterminator is called every few weeks. It helped that I got some roach paste thing from Amazon, but I still see the small roaches from time to time. The gym room also is a bit stuffy and doesn’t have good ventilation

The bathtub and water pressure are great 7. Inside the building is very quiet. 8. Working AC and Heat (you just have to change the filters and keep them clean!) 9. Pet friendly 10. Culturally diverse neighborhood
Cons:
1. The package room is an absolute shit show. There are so many packages that people don’t pick up which makes finding your own packages a nightmare 2. The apartment complex itself is tiny. If you are renting sight unseen, BEWARE. The apartment is A LOT smaller than they make it seem 3. Very minimal closet space 4. The bathroom sink is designed poorly if turned on too high 5. The gym has no disinfectant wipes provided and those machines rarely get clean. Laundry machines are frequently dirty (full of pet hair and gunk that make your clothes reek or stain). Those machines need to be cleaned more. 6. The grocery stores nearby have terrible produce and a lot of rotting food. 7. The neighborhood is extremely loud, rat-infested, and very dirty. People in the neighborhood frequently blast their music night and day and if your apartment faces the back, you are occasionally victim to loud backyard party noise of those living in the apartment building next door. 8. The owner is not responsive to maintenance requests. 9. There are no screens on the windows 10. Security issues. Despite being a fob access only complex, sometimes the door is propped open which allows for locals to get into the building. There have been several instances of locals getting in and harassing tenants 11. The electric bills are insanely high. Not sure if it's con ed or a building issue
Advice to owner:
Keep up with cleaning the laundry machines and gym equipment.
Organize your package room better or throw out old packages more frequently.
Be responsive to maintenance requests
Be more on top of preventing security breaches in the building

This was my first apartment in NYC, so I was pleasantly surprised with how new the building looked and the access to a pretty well stocked gym and laundry room. While there isn’t a lot in the area, there are a few bodegas and restaurants in the area. The size is not terrible for the price. Overpriced for the area but that’s NY these days.
Cons:
While the building is new (5-6 years old), the owners DO NOT CARE ABOUT IT. The one elevator randomly goes out, so be prepared for your 6th floor apartment to become a walk up multiple times a month. People never pick up their packages, so finding yours is a pain.
The worst part? The roaches. Our apartment has one of the worst infestations I’ve ever seen. We told the owners about it and they’ve done nothing. We paid for an exterminator out of pocket and they’re coming out of the power sockets, they’re in the freezer, they’re in the fridge, they’re crawling out of the sink. We have no reprieve. They have ignore multiple attempts at contact.
The smoke detectors and fire alarms do not work. There was a severe fire on our floor and nothing went off. I ended up trapped in the apartment while they contained the fire because I didn’t know it was happening until it was too late.
Advice to owner:
Respond to your tenants!

Once you keep your apartment clean you can live without pest. The building has exterminator service available. Parking at a additional cost. Landlord pretty much leaves you alone.
Cons:
Terrible washing and drying machines, often full of pet hair and leaves your clothing smelly. Poor response for getting things fixed

Upgrade the laundry faculty.

Advice to owner:
handle package rm better, improve security so locals dont get into the building. Fix building pest problem ASAP. If one apt has it most likely most do in same floor or area .
