Good apartments size , building has potential

Pros:
- Amazon Box to store packages safely
- Good heating
- The apartments are big!
Cons:
- They still steal packages even though there are cameras
- The garbage issue causes rat + roaches in apartments
- Neighbors constantly have loud music on
- Smoking in lobby
- porter comes occasionally and cleans lobby
- people will pee in the staircase
- apartments are outdated because landlord doesn’t want to pay to update

Clean up the building frequently, handle the garbage

Fine But Loiters

- management is responsive
- neighbors are pretty nice for the most part
Cons:
- Lots of leaks
- People loiter in the lobby CONSTANTLY and it’s so annoying
- Package thiefs
- Sometimes the elevator just doesn’t work

Great potential but poor execution

Pros:
Rent stabilized, most tenants are kind and respectful, good super.
Cons:
Housing program tenants tend to loiter, smoke, and drink in lobby and stairwells. Package room is not secure, sound travels through the lobby and garbage courtyard. many apts infested with mice and roaches!

Great Building! Good Area. Real Brooklyn experience.

Pros:
Loved the beauty in this building. Its very well maintained and they seem to really care about the tenants. We have the landlords personal phone number and the office is super responsive when we have an issue. The building is clean and the other tenants are super friendly. It is as updated as a prewar building can be with a buzzer system and even bike racks. I really felt like I found a perfect piece of Brooklyn in our great little apartment. And the landlord even lowered our rent when COVID hit!
Cons:
The heat would be set to very high in the winter. Needed to open windows which doesn't seem efficient. Had to change my own lightbulbs.
Advice to owner:
Lower the heat. No other advice.

Nice place. Restored lobby, new elevator.

Pros:
Classic old Brooklyn building with a great old lobby that has been restored. New elevator, installed while I was there. Responsible management and great super that helped me out during the night when I was locked out of my apartment. Great size apartment for a great price. Landlord was very helpfull and offered a reduction due to COVID. Sad to have to leave due to job changes.
Cons:
Ugly new building next door.
Advice to owner:
Thanks for the great time in this apartment!

Stay here for the neighborhood and price

Pros:
Nearby the 2,5 trains, sbs-44, b49. New restaurants, bars, coffee spots that are within walking distance. Laundromat is nearby. Rent prices are good. Water is hot. Pets allowed.
Cons:
Constant loitering and smoking in the foyer. Packages get stolen but this is a new problem as far as I know since 2020. Roaches are present, need exterminator. You can hear upstairs neighbors. No extra amenities.
Advice to owner:
Be more easily accessible and responsive to tenant concerns. Clean up the dumped furniture that gets left behind in the middle open area of the building. Take better care of landscape. Rodent issue where the trash cans are.

Invisible Management- Ignores safety hazards

Pros:
The apt is big, with beautiful old picture frame molding and big windows
Cons:
A homeless man sleeps on the stairs of the lobby, but the issue there is he’s nonstop smoking so it’s 10hrs/day with strangers coming in and out and no masks. Packages are ripped open and stolen constantly from the lobby, management does not respond to messages, no working cameras, the front door can’t lock half the time, there is a massive leak covering the lobby, it’s been over a month getting worse so the floor is always flooded- ceiling falling off and they fix nothing after sending videos and pleading for them to do something. Previous water damage had huge holes in our apt walls and ceiling- they didn’t repair until 8 months after we asked.
Advice to owner:
No smoking signs, cameras, or a lock box for packages. We don’t need your fancy new key fob system that doesn’t work, and nobody needs those new bike racks under the massive leaking water damage in the lobby.
