Beautiful apartment on a quiet block

Pros:
Modern appliances. I've needed repairs like paint or a broken appliance, and getting rid of ants that climbed vines into the windows, the owner responds to all my complaints immediately and makes repairs pursuant to law. The building is quiet and clean. Well behaved pets are welcome. Good water pressure in the bathroom.
There is a stoop garden and the owner plants tomatoes, peppers, and raspberries for tenants to enjoy.
The owner loves children and even babysat my subletter's child.
When my subletter, who has made a disparaging and entirely untruthful review here, became increasingly disagreeable and unhealthy to live with, I asked her to please begin looking for another apartment. My subletter was angry and caused nuisances in the building including yelling loud enough for the whole building to hear, stomping on the floors, slamming doors, breaking my things, throwing glass at my bedroom door and threatening to asssault me. The owner served us both notice to stop the nuisance, but the owner was patient and did not ask me to move or bring a petition against me after my subletter moved out voluntarily and began posting false allegations about the owner and me on social media.
Cons:
There is only one bathroom in the 4-bedroom apartment and in the winter I need to run the water for a few minutes before it gets hot. When I first moved in the

The owner should insist on references and background checks for potential subletters.

Cons:
They illegally evict tenants and abuse their power to bully tenants. The lobby smells like dog, the smell of garbage is rife. Their is an ant infestation and barely any hot water
