Run Away FAST

Pros:
Close to the subway and shops, and Prospect Park
Cons:
The building is dirty (roaches, trash, smells, etc) and poorly maintained. Management is terrible and are slow to get anything fixed unless we are persistent. They don't care about any of the tenants and constantly make excuses. When they do fix something it's always the cheap route for them to save money and of course it breaks down again. Do yourself a favor and run away. We are counting down the days until our lease it over.

Get new management

Affordable but not worth it

Pros:
Affordable rent, decent size bedrooms for a 3br apartment and convenient to subway lines. 10 minute walk to Prospect Park, pet friendly. Small building only 9 units.
Cons:
JW Wasser management and landlord are low key slumlords. The only time they respond is when you threaten official reports to 311 or Housing court. The common areas of the building are always dirty, smell terrible during the summer and full of roaches (dead but still). They are meant to send an exterminator into apartments every month but dont unless you "remind them" and even then it doesnt get done .
Constant battle every year with heat being turned on at the appropriate time. 2.5 years now we have to argue with them when it is below 55 and legally they must turn it on. The hot water has been out too many times to be acceptable.
The neighbors are nice. Most of them have been tenants for decades in rent stabilized apartments. They mention what a change has happened since the building was sold. It used to have a live in super and be very well maintained.
There is a mentally unstable man- which is fine but he is unpredictable and dangerous- that lives on the 2nd floor that has caused several issues including. He has walked into peoples apartments, he has has the police and fire rescue called on him many times because he left the gas on or flooded his apartment. He tried squatting in a vacant 3rd floor apartment recently. Management and owners have done nothing about this not even started eviction proceedings (even though they say they have). It promotes a a very tense and unsafe feeling environemnt.
This apartment served its purpose for us over the last few years but do yourself a favor and look elsewhere and DO NOT rent any unit under the management of JW Wasser.
Advice to owner:
The level of neglect and incompetence you have displayed to your tenants shows you shouldnt own residences. Maybe buy some other property that doesnt have anything to do with human beings. I hope you get fined out of existence by the City of New York. You are atrocious.

Good location but horribly managed

Close to Church Ave subway station, Prospect Park, Target, King's Theater, and more.
Cons:
The owners do not do a good job of taking care of this building. First off, there have been issues with heat & hot water on numerous occasions. This especially sucks in the winter.
My ceiling caved in and it took 2 months to have it fully fixed. A bunch of my belongings, including expensive items such as my bed and TV, were damaged due to this.
The building reeks of cigarette and marijuana smoke.
Be careful if renting here, especially if you're a female because a scary guy lives on the second floor. He has made my roommate and I uncomfortable repeatedly. He makes us feel very unsafe and endangered by his very bizarre behavior. He knocks on our door, trying to get us to open up. His apartment smells putrid and stinks up the hallway. Once when his door was open, I saw bugs fly out as he was being taken out on a stretcher. Police are frequently being called to his apartment.
I also have a suspicion that something shady could be happening here, as different men are constantly coming in and out or lingering on the dead end street this bldg is located on.
Advice to owner:
Attend to this property more

Owners do not care about this building

pet friendly and easy signing process
Cons:
constant issues with heat, water, pests, dangerous and disruptive neighbors, other ill maintained aspects of the building and RARE response from property management. they do not care that the building is in disrepair and take FOREVER to send maintenance workers

respond to emails maybe??? fix the entire building maybe????

ROACHES AND NOISE

Cheap groceries and train is nearby
Cons:
UNSANITARY-Roaches everywhere, garbage in the halls, cigarette smoke, and an overwhelming smell on the second floor. Leaky roof, package thief, half-assed repairs, CRAZY guy they’re trying to evict.
Advice to owner:
Call an exterminator
