Roaches in a 3 year old building

Pros:
Great super, does the best with what he's got. Very responsive. Great soundproofing on outward-facing windows and doors, which came in handy because a similar building just went up directly across the street and the noise level was bearable. Bike room where people trust each other is really nice. Rooftop is bare and kind of sad.
Update: We broke our lease over the roach problem not going away and management was willing. Don't know what did it - we had tons of pictures, videos, and months of correspondence via text with the super and the building manager Jay (who wasn't helpful) and sent it all to the leasing office.
Cons:
Roaches. German ones and brown ones. Caulked and sprayed everything. Roaches still get in. Never had them before. The exterminator comes once a month, which is not enough. The garbage rooms get full quickly and the roaches are always visible in those rooms. No wonder they spread to other units. Asked management to up the exterminator visits, but they're not willing. Huge time and money suck trying to handle it ourselves. Definitely in violation of habitability laws.
Laundry room is cleaned once a week and it's not really enough. So it's kind of gross most of the time. The machines are small and cost $2.75 per load which is a racket. Also location kind of sucks. It's at least 20 minutes walk to anything interesting. Ok if you have a bike.
Advice to owner:
Bring the exterminator in more often. Install extremely tight weatherproofing on all front doors (this is what finally kept the roaches out of our unit). Encourage tenants to help keep the place clean by providing cleaning materials (wipes, paper towels, etc) in key places like the laundry room.

Slapped together with Elmer's Glue

Pros:
The gym is nice and so is the rooftop lounge but the building was very obviously slapped together with no thought. The supers are kind and do their best but they'd have to be working 24/7 to keep everything in tip-top shape. Grocery options are good.
Cons:
We have a roach and fly infestation and we can't get the exterminator in our unit. The landlords are useless. Neighbors can be gross it's like living in a dorm building - The garbage rooms are routinely disgusting because tenants won't put the trash in the trash chute and just leave it in the room. Fee for amenities would be fine if the building wasn't so gross.
Advice to owner:
Make meaningful updates to the building and you won't be flying through tenants every year.

Luxury, but the cracks show.

Pros:
Great staff, kept clean.
Cons:
It's a new building but all the hasty cracks show; AC units, toilet paper handles, cabinets, all are loose and haphazardly tacked on. Lived here two years and some things never came together, like the event room or roof amenities, which kept being promised the whole time. Also *VERY* unresponsive exterminator; we kept getting mixed messages about arrival times + how we needed to alert them to the issue all the while being flooded by cockroaches.
Advice to owner:
Get the building in a solid state before moving on to the next! It's a luxury building price but everything feels slapped on as cheaply as possible once you stare hard enough.

Don’t let the newness fool you

Pros:
Easy items super takes care of right away. Take check payments for rent and parking to avoid the never ending convenient fees.
Cons:
Just not please with finishing of the building, multiple projects yet to be completed and starting to nickel and dime tenants to use amenities. It’s like mom/pop, management. Family owned so go figure! Cleanliness is ok, it only one person to clean the whole building, too much for one person. Laundry room is small for amount apt so on Sunday, it’s a war zone. I’m over the dog poop outside the building as well. Building could do more with managing dog poop right in front of the building.
Advice to owner:
A number of projects are incomplete throughout the building and parking garage is already crumbling, poorly designed and built. Can’t use IKEA furniture for high traffic areas.
